MAIN HOUSE
Powis House is a fine baronial country house steeped in history and set in stunning mature policy gardens and grounds. The original part of the house dates back to around 1600, with characterful additions made in the 1700s, most notably the beautiful Georgian manor house in 1746, which now forms what is known as the ‘main house’.

The Main House has an attractive porch which is flanked by two stone columns leading into the entrance hall which has a cloak cupboard. The well proportioned dining room sits off the hall and has an ornate cornice, log burning stove with marble mantel, two presses and windows with working shutters, including a large south facing bay window overlooking the garden. There is a sitting room with log burner, and a study with fitted bookshelves overlooking the front of the house. The kitchen also overlooks the front garden and has a two oven AGA. The ground floor is completed by a WC, store room and boiler room with door leading outside.

The spectacular first floor drawing room sits off the landing. It has the same stunning proportions and aspects as the dining room below, including the large bay window. Characterful features include an open fireplace with marble mantel, a decorative cornice and hand painted panels above the doors. There are three double bedrooms, one of which has a dressing room; a bathroom and a laundry room with separate shower room beyond. The second floor has three further bedrooms, two of which have en suite bathrooms, and a further bathroom. There is also a large games room with a bay window overlooking the gardens, and a gun room to the side. A cupola sits over the staircase and landings with striking hand painted fresco paintings on the upper walls depicting local scenery and historic events.

MID WING
With its own private access, the Mid Wing offers well presented and self contained accommodation set over two floors. This central section of the house can be accessed internally by both the Main House and East Wing, and was thought to have been added in the early 1700s. The kitchen has an island with integrated SMEG electric hob, oven and grill; two oven AGA, shelved pantry and door leading out into the south facing garden. A dining room overlooks the front of the house and has shelves, alcoves and a fireplace with electric fire. There is also a study and WC on the ground floor. The first floor is home to a wonderful south and west facing sitting room with charming views over the gardens. It has a fireplace with stone surround and a traditional press. On this floor there is also a double bedroom, single bedroom, bathroom and shower room.

EAST WING
The East Wing is thought to date back to around 1600, making it the earliest and original Powis House. The south facing kitchen / dining room has both a Rayburn and an electric cooker, with characterful wooden ceiling beams overhead. An open study area sits off the hall which leads down to the sitting room. This room has a log burning stove, ceiling beams and windows overlooking the private front garden and the stunning south facing garden. Beyond is a garden room which has doors leading out onto a raised terrace overlooking the principal gardens. The ground floor also has a shower room. Two staircases lead up to the first floor. Here there are three bedrooms, two of which have dormer windows offering lovely views, and one has an en suite shower room. There is also a bathroom on this floor. A large vaulted cellar sits under the East Wing and is accessed from the front of the house.

Location

Powis House has a highly accessible location close to Stirling, with Edinburgh (36 miles) and Glasgow (27 miles), as well as their international airports, within daily commuting distance. There are also good rail connections from Stirling and Bridge of Allan stations (both under 4 miles) which have commuter services to both Edinburgh and Glasgow. The Caledonian Sleeper stops at Stirling station providing a direct service to London Euston station.

Stirling (3 miles), is the major town of central Scotland. In the Middle Ages it was the seat of the Kings of Scotland and the town is famous for William Wallace who fought the English at Stirling in the 13th century. Today Stirling provides a full range of shops, supermarkets, schools and services including a golf club, cinema and swimming pool. Gleneagles Hotel, with its leisure club and golf courses, is only 19 miles away.

Private schools in the area include Dollar Academy (10 miles), which takes both girls and boys as boarders or day pupils, and Fairview International School at Bridge of Allan. Strathallan, Morrison’s Academy, Glenalmond, Craigclowan (preparatory) and Kilgraston (girls only) are all within 40 miles. All the private schools, universities and colleges of Edinburgh and Glasgow are also within easy reach.

While being conveniently placed for the amenities and towns of central Scotland, Powis House is also well situated for access to the highlands to the north. The A84 from Stirling is a main route into the Highlands leading to Callander and onto Loch Earn, Crianlarich, Fort William and Oban. The Trossachs and Loch Lomond to the west are also highly accessible. There are therefore opportunities for many outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking.

From the M9 motorway, exit at junction 9. Take the north exit onto the A91 signposted to Stirling, Alloa and St Andrews. Continue on the A91 for about 5 miles and the pillared entrance to Powis House is on the right hand side.

The beautiful tree-lined driveway passes through a stone pillared entrance off the public road. The drive leads up between the neighbouring fields before passing through another set of stone pillars and a gate, then sweeping through the front garden and up to the front of Powis House. The tarmac drive continues in a one-way loop around the front lawn, with garages and outbuildings to the side. These include a double garage and timber built store. Beyond the band of woodland to the north is a beautiful meadow and pond overlooked by a raised summerhouse with timber decked terrace. This is a wonderful setting for barbecues with views to the Ochil Hills beyond.

The policies at Powis are a haven for flora and fauna. They extend to about 8.7 acres in all, with the spectacular principal gardens sitting to the south of the house. A large paved terrace overlooks them, wrapping around from the south to the west of the house. The grounds are largely surrounded by a band of mature woodland offering shelter, with the Powis Burn running along the eastern boundary, drawing in an abundance of wildlife.

Two fenced paddocks, home to a pair of ancient oak trees, sit beyond the garden and these combined extend to about 1.8 acres. A wooden footbridge crosses the burn to the west where there is a further paddock extending to about 0.3 acres.

Additional outbuildings include a summerhouse overlooking the front gardens, and a garden shed. What was once a wooden stable has been turned by the current owner into a gardener’s bothy with facilities including shower and WC. Adjacent to this is a tractor shed / loose box.
