15 SHORE STREET
PORTNAHAVEN
ISLE OF ISLAY

*CLOSING DATE:    Monday 11th July 2022@ 12 Noon *

A delightful mid-terraced cottage, right beside the beach at the side of Shore Street.  This property, currently used as a holiday home, is a super bolthole in the peaceful and tranquil conservation village of Portnahaven.  It has direct outlook across the bay to Orsay Island and its lighthouse and, in the distance, to the Irish Coast.  Modern, comfortable, open-plan accommodation is provided over two floors.  The house was renovated about 6 years ago.  This traditional stone built property has white-washed rendered walls, under a relatively new slate roof and is in keeping with the style of a former fishermen’s cottage.  At the front of the property, the direct outlook can be enjoyed from a bench in a slightly elevated position adjacent to the house.

The property is double-glazed throughout and has electric heating.  Internally, there are two good-sized double bedrooms on the upper floor, both with views of the bay and harbour to the front.  There is a compact shower room.  The ground floor consists of a single living space, with well equipped kitchen/diner and lounge area, and a separate toilet.  All floor coverings and curtains will be included.  Generally, 15 Shore Street is a bright and inviting shore side property that needs to be viewed.

Portnahaven lies at the foot of the Rhinns of Islay at the end of a single track road.  Its remote location, however, belies an engaging and friendly community spirit.  Village facilities include a good regular public bus service, Shop/Post Office and Pub.

EXTERNAL

There is no ground at the front as the property abuts Shore Street, though there is space for the bench against the front wall for enjoyment of the peace and outlook.  The banked garden at the rear of the cottage is currently overgrown.  Steep steps (care required) lead up through the garden area, with some colour being provided by a variety of wild flowers.

A traditional stone store (approx. 3m x 2.5 m) is attached to the rear of the house.  This lean-to outbuilding is currently in poor order but could offer some scope for future conversion into the house.

SERVICES

Mains electricity, water and drainage.

LOCATION

Property location is indicated outlined red on the appended plan.  On-street parking is limited by the restricted width of Shore Street, though there are parking bays and car park areas available in close proximity.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
