The property is located in the parish of Llanbeulan on the Isle of Anglesey and is situated within close proximity of the A55 Expressway and the Holyhead to Crewe railway line.

Location - The property is approximately 2 miles from the village of Gwalchmai, 8? miles from the town of Llangefni, 10? miles from the town of Holyhead and 17? miles from the city of Bangor.

Directions - Travelling along the A55 Expressway from the direction of Bangor towards Holyhead, take the exit signposted A5 (A5114). After joining the A5 off the second roundabout, travel towards and through Gwalchmai before taking the left hand turning signposted Dothan 1? miles and Eglwys Llanbeulan Church. Travel along the road for 0.2 of a mile before taking the right hand turning at the T-junction signposted Eglwys Llanbeulan Church and Dothan. Then travel for 0.1 of a mile before taking the left hand turning signposted Dothan and Eglwys Llanbeulan Church. After travelling for a further 0.5 of a mile the access to the property, via Ty Mawr, will be identified on the left hand side. Travel past the farmstead of Ty Mawr as well as through two gates and the property will be identified.

Tenure - The property is currently occupied by the Vendors and vacant possession will be available upon completion of the sale.
