Property description & features

  • Tenure: Freehold
  • Building plot in a delightful rural setting.
  • Stunning views over the Inny Valley.
  • Consent for a two bedroom detached bungalow.
  • Accommodation to be 98m².
  • An ideal self-build project.
  • Space for large productive garden areas.
  • Semi-rural location with many countryside walks.
  • A unique opportunity.
The land at High View is a large field that has been divided into two separate plots. One of the plots has been sold off already with construction under way. The higher plot which is for sale amounts to about 0.5 of an acre. Planning permission was granted after appeal by Cornwall Council (reference number PA19/03794) with the decision notice dated 17th July 2020.

The plans include accommodation in the two bedroom detached bungalow of a large triple aspect kitchen/living area, a separate dining room, utility room and two double bedrooms along with a bathroom/WC. The property will have a high apex room and storage void with roof windows providing natural light.

Adjacent to the bungalow will be space for the detached single garage. The plot is entirely enclosed and has access direct on to the public highway. The grounds are gently sloping. The views are breath taking looking across the whole of the Inny Valley with Bodmin Moor in the distance.

The site would ideally suit those buyers who are looking to self-build and create their own home whilst perhaps enjoying the productivity and sustainability of their own grounds in this most attractive setting.

The village of Trebullett is a mile away and within a few miles are the villages of South Petherwin, Lezant and Coads Green, whilst the attractive town of Tavistock is 15.5 miles distant. Lezant parish has a County Primary School, Parish Church, Chapel and Springer Spaniel Public House. The ancient former market town of Launceston is within 5 miles and features a wide range of shopping, commercial, educational and recreational facilities - including a Marks and Spencer Food store and local golf club. The town lies adjacent to the A30 trunk road that gives access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.

The city of Plymouth, offering a wider range of facilities is within 23 miles, whilst the city of Exeter is within 47 miles. Both cities have excellent transport links with the rest of the country. There are regional airports at Exeter (53.5 miles) and Newquay (40 miles). St Mellion International Golf Resort is on the route to Plymouth and less than 12 miles away.
From Launceston town centre proceed along Western Road to Pennygillam roundabout, taking the third exit towards South Petherwin on the B3254. About a mile beyond South Petherwin turn left at the sign to Trecrogo and Trebullett. About two miles further on towards Trebullett, keep right at the sign: Larrick ¼. Upon entering Higher Larrick continue through the hamlet. Continue passing the phone box on the right and continue along the lane where after a short distance High View will be found on the left hand side marked with a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
