Wedlake Farm is located in a beautiful rural location within the Dartmoor National Park that offers direct access to the Moor for superb walking, riding, cycling and fishing. There is golf at Tavistock, Yelverton and St. Mellion, and sailing opportunities along the South Devon coast and rivers. The villages of Mary Tavy and Peter Tavy are also nearby where there is a vibrant community, and there are a number of independent pubs within a short distance with a choice of outstanding food and beverages. Tavistock, approximately 4.1 miles away, is a thriving market town adjoining the western edge of Dartmoor National Park. Amenities include a hospital, bustling town centre shopping area and historical Pannier Market. There are a wide range of well-regarded state and private schools within the area, including the renowned Mount Kelly private school, and the Plymouth grammar schools are also in close proximity. The vibrant city of Exeter, 40 miles away, is accessible for an easy one-hour commute and has an airport and mainline station with fast trains to London. The historic naval port of Plymouth is approximately 17
miles away and offers yet more cultural, recreational and educational facilities including three theatres, Drakes Circus shopping centre, many sporting facilities and a fine university. The Barbican area has retail art galleries, numerous bars and eating places, including the Barbican Kitchen and River Cottage Canteen at Royal William Yard. The port has regular cross-channel ferry services to Brittany and northern Spain. The North and South Cornish coasts are also only an hours drive away.

Wedlake Farm is situated at the end of a singletrack lane and is set in a rural, secluded position surrounded by the rolling hills of Dartmoor. The lane leads to a courtyard and parking area, around which sits the farmhouse and the three detached stone-built outbuildings. One of the outbuildings benefits from two sets of French doors and skylights and has planning permission for use as a holiday let with two new large windows facing the open moor. Another barn has recently been renovated with Historic England funding. There is also a horse fieldshelter on hardstanding. The property is set in 24.66 acres and enjoys spectacular views over the National Park. The grounds are far reaching and include rolling lawns and meadows, fields bordered by low stone walls, a babbling brook with an ancient stone ‘clapper’ bridge and 4 acres of enchanting native woodland. Within the grounds are several Bronze Age monuments and settlements that are of historical importance. The stone huts provide evidence of the history of the moorland and the prehistoric farmers that once lived there. The property is set in a truly unique position.

The water turbine
Wedlake benefits from a 4kW water turbine powered by the Colley Brook that crosses the land. Commissioned in 2015, it provides ample free electrical power whenever it is on – around 9 months of the year, with the further benefit of feed-in-tariffs for electricity generated that have averaged £5,200 a year over the last few years and are index linked and guaranteed until 2035. The addition of a heat pump powered by the turbine would also allow free and carbonneutral heating almost all the time it was needed.

Agriculture
The property, by virtue of its moorland frontage has rights to graze 25 livestock units of animals on the Dartmoor commons, being 25 cows or 125 sheep. Whilst these rights are not exercised by the current owners they still attract environmental subsidy income, and along with the BPS, environmental payments and grazing rental attracted by the Wedlake holding itself, the property generates around £4,000 a year income from agricultural activity.
