The integrated garage can be accessed from the kitchen with a door to the adjacent side that opens into the dining room and then into the lounge. There are patio doors opening onto the impressive rear garden, perfect for entertaining. Upstairs there is generous landing with floor to ceiling windows flooding the area with plenty of natural light and sliding doors open onto a small viewing balcony. There are 4 double bedrooms, the master bedroom fitted with its own ensuite shower room. There is a separate family bathroom, also spacious, with bath, w/c and wash basin. The property is presented excellently throughout, and early viewing is highly recommended to not miss out.

Garden
The gem of this home is its garden. The rear garden benefits from a lovely sunny aspect. Mature bushes and trees border the garden allowing for a secluded and private space. The garden has been landscaped to flow from the house into the garden with a patio seating area leading to a mainly lawned garden with a garden shed to one side.
The front garden is laid to lawn with a driveway providing off road parking for several cars. To the side of the property is a covered area ideally used as a car port or further storage options.

Situation
Littlestone is a small coastal village close to New Romney in Kent. It was established in the 1880s by Sir Robert Perks as a resort for the gentry, at the point of the local lifeboat station. Immensely popular as a coastal retreat from both local families and especially those in London due to its relaxed feeling. The beaches are vast and stretch all the way along to Dungeness (the Lands End of the South East).

Littlestone Road has long been regarded as one of the most favoured spots on the Kent Coast and certainly on the Romney Marsh with well spaced, individual homes. Littlestone beach is just a short walk from the property where you can enjoy breath-taking panoramic views over the English Channel and where you can walk and/or cycle for miles along the Kent coastline.

Close by is New Romney. A historic town with a bustling high street including independent shops, supermarket, surgeries and both primary and secondary schools. The hilltop town of Rye is within easy reach to the South West and the historic town of Tenterden to the North West. Nearby Romney Marsh countryside provides a haven for wildlife, ornithology and peaceful cycling routes. From New Romney there is a straightforward road route via the A259 and A2070 to the major town of Ashford with its mainline station providing high speed trains to London St. Pancras in 38 minutes

Broadband availability and predicted speed: obtained from Ofcom on May 11, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 11, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 7, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
