Situation - Woodlands is set in a very peaceful, rural location in a timeless, tucked away hamlet on the side of a pretty, part wooded valley. Local amenities can be found in the villages of Dolton and Winkleigh with both also having a primary school and the small town of Chulmleigh with day to day facilities including medical centre, dentist, public houses, post office and shops as well as schooling to secondary level.
The regional centre of Barnstaple is about 13 miles, South Molton is about 14 miles and the Cathedral City of Exeter is about 27 miles to the south east.
The property is ideally placed to take advantage of the surrounding countryside and many attractive walks in the area. The National Parks of Exmoor and Dartmoor are both within easy reach by car, as is the famous North Devon coastline.

Description - Woodlands is a charming, detached character cottage set in a pleasant rural location. The cottage offers very well presented accommodation throughout with some attractive period features and is set in a large plot of mature gardens and grounds that enjoy a wonderful outlook across the valley.
Part of the grounds with the cottage comprise an historical commenced build up to ground floor level of a detached house.

Accommodation - The front stable door leads into an enclosed PORCH with a further door into the double aspect LIVING ROOM with open fireplace with display shelf over and stairs to the first floor. Off the living room is a SNUG/BEDROOM 4. The DINING ROOM has a large, former fireplace with beam over and bread oven door, now fitted with an ESSE oil-fired range cooker. Steps lead down to the KITCHEN which has a tiled floor is fitted with a range of matching wall and base units, four ring ceramic hob with hood over, shelved alcove, tall unit with double oven and 1? bowl sink unit with mixer tap. The UTILITY also has a tiled floor, sink unit, space and plumbing for appliances and wall mounted cupboards. The SIDE HALL has a store cupboard, door to outside and a door into a CLOAKROOM with WC. The BATHROOM has a panelled bath with shower over and screen, pedestal wash basin, WC, heated towel rail and store cupboard.
On the FIRST FLOOR there are THREE BEDROOMS (2 doubles and 1 single) with the master bedroom also having a large EN-SUITE SHOWER ROOM with shower cubicle, WC and pedestal wash basin.

Outside - The cottage sits in a plot of good-sized, mature gardens which are mainly laid to lawn and interspersed with flower and shrub beds. To the side of the cottage is a large paved area with a useful covered area and two timber framed garden sheds. To the other end of the cottage is a coal store, an area for bins and a small car port. To the western side of the main gardens is a further area providing plenty of room for parking and additional garden space.

Building Plot - Planning permission was granted in May 1978 for the 'Erection of new dwelling after demolition of existing' on the western half of the property. It is understood that the existing structure, which has been built up to ground floor level and which also incorporates a single garage was started within five years of the grant of permission and therefore the planning permission is still valid.

Services - Mains water and electricity, private drainage system. Oil fired central heating via radiators (no radiator in bed 2).

Viewing - Viewings are strictly by confirmed prior appointment please through the sole selling agents, Stags on[use Contact Agent Button].
Viewings are only available on Saturdays between 12.30pm - 3.30pm as the cottage is currently run as a successful holiday rental.

Directions - From the A377 Taw Valley road at Colleton Mills, near Chulmleigh, take the turning to the west signposted Burrington and after about half a mile turn left signposted to Ashreigney. Proceed along this lane and up the hill and upon reaching Ashreigney at the first junction turn right and at the very next corner continue straight on (do not keep left towards the village). Shortly, at the next crossroads, continue straight on towards Riddlecombe. Follow this road into the village and at the end of the main street bear right signed to Cottwood. Stay on this country lane out of the village and after about half a mile at the sharp left bend turn right onto the track. Woodlands is the fourth property on the right.
