On the first and second floors there are wonderful distant views over the rolling countryside. The landing leads to three double bedrooms and family bathroom with roll-top bath, the larger of the three having a dressing area and wardrobe and also benefits from plumbing, as we gather it used to feature a wash basin. The second floor is approached from the landing via a wooden staircase to two further bedrooms. There is a second family bathroom that completes this floor.

There is an area of lawned garden to the front with pollarded trees and a shingle drive leads to a parking area to one side of the house and terrace and to the detached two storey building with store and independent heating. This is ideal for a number of uses - ideal for a home office, guest accommodation or AirBnB with two bedrooms and two bathrooms. The large gardens (extending to 0.83 acres) are delightful with a variety of mature trees including apples, pears, beech and bay a possible vegetable area and it backs onto farmland with distant views.

Heydon is a quaint village located 6.2 miles west of Royston (approx), 13.3 miles south of Cambridge (approx) and 7.5 miles west of the market town of Saffron Walden (approx).

Local amenities in Heydon include the Holy Trinity Church, the King William IV pub, and Heydon Grange Golf & Country club (approx 2.4 miles away). There is also a shop in Barley (approx 2.4 miles away), that is also a post office and dry cleaners and opens seven days a week - including bank holidays. Bed and breakfast guests frequently enjoy walking to three local pubs in Heydon, Chishill and Great Chishill.

Trumpington Park and Ride (10.4 miles approx) and Babraham Park and Ride (13.4 miles approx) bus services travel directly into Cambridge city centre regularly throughout the day.

Further shopping can be found in Royston, Cambridge and Saffron Walden - the market day in Royston is every Wednesday and Saturday, and in Saffron Walden every Tuesday and Saturday. There are various comprehensive, recreational and cultural amenities also available in Cambridge city centre.

For primary schooling, there are schools available in Chrishall, Barley and Fowlmere, and for secondary schooling, Melbourn Village College and sixth form colleges Hills and Long Road in Cambridge. Saffron Walden also have Dame Bradbury's (now part of The Stephen Perse Foundation) for independent primary schooling.

For the commuter, train stations can be found in Royston (approx 6.2 miles) with services into Cambridge from 20 minutes and into London Kings Cross from 50 minutes and in Audley End (approx 6.9 miles) into London Liverpool Street from 52 minutes.

Heydon is located south of the A505, leading to access to the A10, the A1 via the Baldock bypass to the north & south, and M11 to the south towards London and Stansted Airport, as well as to the A11 and A14 to the east.
