Description

THE PROPERTY
Norley Hall Farm, which is Grade II Listed, is part of what was a substantial single country house, later divided into two properties. The original house was built on the site of an earlier dwelling in 1782 for a William Hall. It was remodelled in the Tudor Revival style in 1845 by Alfred Bower and Clayton of Liverpool for Samuel Moorhouse, a wine importer.

It is a property of considerable character with impressive elevations beneath a slate roof and of particular note is an octagonal turret topped with a pointed arched bell turret under a conical roof.

The house is approached from the north via a private dirveway, the first part of which also provides access to neighbouring properties, leading to a circular cobbled parking area at the front of the house and beside the garage.

The part glazed front door opens into a substantial reception hall with a tiled floor and stairs to the first floor with a galleried landing. The lower section of the tower has been fitted with book shelves providing an interesting feature and opposite is a door leading to an inner hall with a parquet floor and access to the study and dining room. A door links back to a highly impressive drawing room with stunning parquet flooring and a superb panelled chimney piece surrounding a stone fireplace with a tiled hearth. There is further panelling to dado height and a door opening onto a corridor serving a sitting room, a WC, a utility room and the kitchen/breakfast room. The kitchen has a good range of fitted storage units, an island and an attractive tiled floor. French doors open onto a York Stone paved terrace.

On the first floor is a landing with a range of fitted wardrobes beside an excellent master bedroom with views over the garden. It has access to a smart recently fitted bathroom, with a free-standing bath and a walk in shower, which in turn links to the fourth bedroom. There are two further bedrooms and one further bathroom, again recently refurbished with high quality fittings. From the landing is access to the tower with seating area.

At the rear of the house is a large garden, mainly laid to lawn and bounded by mature hedging and trees. Closer to the house is a more formal section with paved paths and terracing providing a lovely area for dining. At the front, beyond the drive is a narrow belt of mature trees. A wall links the house to a garage building and garden store.

Location

Norley Hall Farm is situated at the end of a long driveway in a delightful position close to the popular village of Norley. Norley is well placed for commuting to the retail and commercial centres of Chester, Liverpool and Manchester with good road links to the M56, connecting with the M6. Both Manchester and Liverpool Airports are within easy reach and Crewe and Chester have mainline rail services to London Euston (1 ½ hours and 2 hours respectively). The city of Chester is about 16 miles away and offers an excellent range of commercial and retail services, as well as leading schools such as King's, Queen's and Abbeygate College. Another outstanding independent school, The Grange, Hartford, is only about 5.5 miles away. There are first rate sports and leisure facilities in the area with Portal Hotel Golf and Spa at Tarporley and Sandiway and Delamere Forest golf courses both nearby. Walking, riding and cycling are well catered for in Delamere Forest and there is sailing at Manley Mere.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 20, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
