Lower Barn as the name suggests, nestles on the outer fringe of a small cluster of homes enjoying the best of the Southerly views across its own land of approximately 7.18 acres. This small development whilst being on its own is only 0.8 miles from the heart of the village of Roborough where the popular New Inn public house can be found as well as super recreational facility for the little ones and a tennis court for the more sporty amongst you. This beautiful home has been sympathetically converted and encompasses everything you would expect from this style of property. High vaulted ceilings, feature fireplace with log burning stove, stone work, exposed timbers and a farmhouse style kitchen / diner to name but a few. Period features blend seamlessly with modern day living facilities. The very well-proportioned master bedroom has a convenient divide allowing a dressing area with plenty of wardrobe space as well as an ensuite bathroom. Oil fired central heating, double glazing and a double detached garage as well as ample parking for friends and family are also points on note.
Practical reasons for wanting such a property aside, this stunning home comes into its own as you walk through the French doors out onto the raised veranda. Imagine waking up with your first cup of tea for the day sat out on the veranda watching the buzzards overhead and hearing nothing but the morning bird chorus and the clucking of pheasants around. As the sun rises the full beauty of the outlook is revealed as the gardens gently slope away down the valley. From the formal gardens is our own adjoining paddock ideal for those of you with desires of keeping horses or having your very own small holding. To the Southern boundary there is a wooded area with the first of two ponds the other of which is enjoyed adjoining the house, a fantastic place to sit and watch the dragon flies skimming across the surface.
It is in my experience that the feel of the home is what will make you buy it. Only by visiting Lower Barn you will know if it is "the one". I strongly urge you to take the time to experience it for yourself and would love the opportunity to meet with you there to help embed what you see on paper in the flesh.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on May 19, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 19, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 2, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
