An elegant Grade II listed, late Georgian 5 bedroom detached house circa 1840 in this historic and sought after location within the beautiful Snowdonia National Park.

Situated in the foothills of Cader Idris and within convenient walking distance of the town centre it offers impressive accommodation with commanding views over the town and surrounding hillside. Formerly a residence occupied by Her Majesty’s Judges while on circuit it is certainly one of the finest properties in the area.

Bryn Hyfryd stands proudly in approximately half an acre grounds. Comprising a double garage with considerable driveway parking, a ‘Mediterranean style’ courtyard featuring a glorious wisteria cascading over an arbour and attractive mature tiered gardens to the rear.

The property is impeccably presented and retains a wealth of period features including high ceilings with intricate moulded cornices; ceiling rose; chair and picture rails and tall sash windows complete with original working shutters and deep sills. The Dining Room and Lounge boast large Regency style fireplaces and many of the well proportioned rooms are dual aspect affording excellent views. The accommodation spans 3 floors and whilst currently a 4 reception, 5 bedroom, 4 bathroom family home there is excellent potential to reconfigure the layout to provide further bedrooms if required. Thanks to its size, accessibility and central location this would make a splendid boutique guest house, or as a commercial holiday let it offers excellent income potential; projected figures from Sykes Holiday Cottages are available upon request.

A timber shed and lean-to store offer good storage for garden machinery and tools. The attractive grounds of approximately half an acre are adorned with flowers, shrubs and trees. They are a haven for a great variety of birds and other wildlife. Bird-watchers will be enthralled to see Hawfinch; Brambling; Siskin; Blackcap; Yellowhammer, Swifts and Woodpeckers amongst other garden favourites. Sparrowhawk and Goshawk visit to check out the numerous garden birds whilst Peregrine, Red Kite and Buzzard are often seen overhead! Also home to a family of Hedgehogs.

Gardens:
The gardens to the rear were landscaped into 3 distinct tiers and are retained by high stone walling with gently sloping pathways between them. The higher level has been left as a wild garden to encourage bees and insects. It looks stunning in early Spring as the profusion of daffodils and bluebells are in full bloom at the base of the plum and damson trees. The central terrace is laid to lawn and has a rose garden and a deep herbaceous border stocked with climbing roses on the rear wall. There is an arched niche with a cast iron lions head water feature, dated 1906. The lower terrace has two apple trees and a large pond which attracts its own arcadia of local wildlife such as dragonflies, damselflies, frogs and a plethora of other pond insect life. A paved patio lets you relax and enjoy nature.

-
A particularly lovely part of the grounds is the courtyard garden. Fondly referred to by the current owners as the ‘Mediterranean Courtyard’, its high stone walls draped in Jasmine, Hydrangeas and the glorious Wisteria which in turn cascades over the metal arbour showcasing a Romanesque statue water feature creates a special space. The slate flagstones provide a good sized seating area - sheltered, private and a veritable sun-trap. Its excellent position, right next to the kitchen is so convenient for al-fresco dining and Summer entertaining.

-
Bryn Hyfryd is both historically and architecturally important to the local area and is listed in the Dolgellau Historic Walking Trail. A document advertising its sale at auction at the Golden Lion Hotel in 1846 describes it as “That Capital and Genteel Residence called Bryn Hyfryd” and The House has been chosen and occupied by her Majesty’s Judges while on Circuit, and for situation, convenience, and as commanding fine views of the surrounding beautiful scenery, cannot be equalled". A truly beautiful example of a late Georgian stone built house. The original continuous veranda with its cast iron fluted columns, slate covered canopy and wooden scalloped edging is a unique feature. For a house of its stature, it is exceptional to the area; combining good privacy, abundant and level gardens, convenient and close proximity to both the town centre and Cader Idris. The Royal gold deposits may lay beneath this notable landscape but here, upon the surface, lies a treasure in its own right.

THE SURROUNDING AREA:
Dolgellau is an historic market town set in the southern Snowdonia National Park, in the foot hills of the Cader Idris mountain range. Set within an Area of Outstanding Natural Beauty and offering a good variety of independent and larger shops; Pharmacies; Doctors Surgery; Cottage Hospital; Rugby and Cricket Clubs and a variety of pubs and restaurants. There are Primary and Secondary schools, and the Meirion Dwyfor College for Tertiary education, all within walking distance of the house.

-
Walkers, tourists, cyclists and outdoor pursuits enthusiasts enjoy this area for the Cader Idris mountain range, with its second highest peak in Wales, the nearby river walks and the excellent Mawddach trail - endorsed by Julia Bradbury - which offers a spectacular ramble alongside the fabulous Mawddach Estuary. Just 8 miles to the west is Barmouth; ‘Where the mountains meet the sea’ with its stunning beach overlooking Cardigan Bay. Driving on leads to Harlech and the dramatic coastline of the Llyn Peninsula beyond.
