Description

In around 1800 a water mill was built in Ceres and according the earliest available records, the mill was owned by a Mr Chalmers. The mill gradually fell derelict and by the 1990s a local farmer was using the site as a pigsty. The main structure of the house in its current form was built in 2000, as a stylized carving on the north-facing wall indicates. In 2003, Chalmers Mill received an award for the contribution the property makes to the appearance of Ceres.

Chalmers Mill is a spacious and well designed property. There is underfloor heating throughout the ground floor apart from the sun room.

The front door opens into a hall. Off here is a cloakroom with a WC and also a door to a single garage which has plumbing, electricity and a Belfast sink. Double doors from the hall open into the open plan kitchen/dining room and into the sitting room. A beech staircase leads up to the first floor. There is a galleried landing which could be used as a study or a library. The principal bedroom has a substantial walk-in wardrobe, en suite wet room and a small south facing balcony.

On the other side of the landing is a further double bedroom, bathroom and single bedroom/study. The attic, which is partially floored, is accessible from the landing via a Ramsay ladder.

Garden and grounds
Chalmers Mill is accessed via a bridge and gravel driveway. The garden is inspired by both Scottish and Japanese nature with sycamores, rhododendrons, ferns and bamboos. Ceres Burn runs alongside Chalmers Mill and the property includes ownership of this stretch of the burn. In addition to the main garden, at the rear of the house is a sheltered south-facing patio.

Access by rail, road and air is good. Cupar railway station (3 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 40 miles away and Dundee Airport (15 miles) has regular services to London City. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (15 miles) or via Cupar on the A91 to join the M90 at Junction 8 (20 miles).

From the M90 motorway northbound, at Junction 8, take the A91 east to Cupar. Leave Cupar heading south on the A914 main road and fork left at The Golf Tavern onto Ceres Road. On arrival in Ceres turn left on to Cupar Road. At Ceres Inn, turn right and then a sharp left. Please park your car in the large free car park (Bog Well car park) on the left hand side. You can walk along the burn towards Chalmers Mill which is on your left hand side if you continue down S. Croftdyke. Chalmers Mill can be accessed from a bridge from the road.

From St Andrews, take the B939 west. Drive through Ceres until you reach the Bog Well car park on your left hand side. You can walk along the burn towards Chalmers Mill which is on your left hand side if you continue down S. Croftdyke. Chalmers Mill can be accessed from a bridge from the road.
