Restored by the current owners in the late 1980's, this elegant grade II listed building, is said to have been one of the last working mills in Cornwall, milling grist and flour until its closure just after the second world war. Nestling into an idyllic wooded valley, the mill is surrounded by its own land with the water wheel and mill pond, a major feature on approaching the property.

Location

Cornwall is blessed with miles of unspoilt coastline and the county is renowned for its variety of land and seascapes. From the wilder beaches of the north coast, so popular with surfers, to the calmer sailing waters of the south-coast creeks and estuaries, there is an activity to suit all.

The ancient hamlet of Colan lies amidst rolling countryside near the breathtaking North Cornish coast and is steeped in history. Preachers are believed to have passed through to pay homage at its holy well and Oliver Cromwell is reputed to have fired shots inside the 13th century church. Melancoose Mill nestles in what is almost its own private valley near Porth Reservoir, a mature course fishery, bird sanctuary, nature reserve and haven for wildlife.

Foxes, badgers, deer and many other types of birds and other creatures are regular visitors and even, on one occasion, a family of otters. As well as nearby Newquay and Porth, world-class surfing can be found to the north at Watergate Bay, with its 2 mile stretch of sandy beach and famous Watergate Bay hotel.

The exclusive resorts of Rock and Padstow lie around 20 miles away to the north, offering an excellent range of pubs and restaurants including Rick Stein’s Seafood Restaurant along with many other recreational facilities. There are challenging golf courses nearby at Trevose, St Enodoc, Truro and Newquay.

Communications into Cornwall have improved greatly over recent years with the A30 now mostly dual carriageway from the M5 motorway at Exeter. About 5 miles away, Newquay Airport has regular flights to London Heathrow, as well as many other destinations throughout the UK and Europe. There is a station on the Paddington-Penzance mainline at Truro, a small cathedral city with a good shopping centre and selection of private schools.

From A30 at Indian Queens take the A39 towards Newquay and Wadebridge. At the next roundabout follow signs to Newquay on the A392. Upon entering Mountjoy take an
immediate right signposted Colan. Follow this road and at the next T junction, turn left towards Colan Church. Once you pass the church take the next right turn and follow the lane down past Porth Reservoir where you’ll find Melancoose Mill at the bottom of the valley.

Porth beach about 2.5 miles. Newquay about 3.5 miles. Watergate Bay about 4.5 miles. Truro about 14 miles.
