THE STORY
There must be very few period properties that have only had three sets of owners, but the impressive Edwardian house in Mapperley is something of a special find. It is situated in a well-known most prestigious street, on the north side of Nottingham, just three miles from the city centre.

Dating back to 1907, the seven-bedroom detached house was built for the owner of the Nottingham beer making company, Shipstone’s Brewery, according to the present owners who have lived there for the past 40 years, having bought it from a doctor. The couple first saw the house when they went to look at some antiques the doctor was hoping to sell. With stained glass doors and windows and a sweeping staircase, they were so impressed. ‘The breakfast room offers beautiful high ceilings with different original architraves in each reception room’, the owner stated. The frieze in the drawing room, in particular has beautiful garlands of flowers and bows.

ORNATE FEATURES
When the couple heard the house was on the market, they were keen to buy it. “We just loved everything about it ” she remembers. “It is a prestigious Tudor-style home and it has so much presence, while being ideal as a family home, that still has a welcoming feel. It stands in a row of half a dozen or so other very large houses and must be at one of the highest points in Nottingham, which gives it wonderful views.” Other period features include exquisite fireplaces, a beautiful staircase, original doors and great bay windows. There is also a coach house, which has been used as a dressing room for the outside swimming pool in the past, but which (subject to the relevant planning permissions) could be converted into annexe accommodation or work or leisure space perhaps. “The coach house sits back from the main house and could be a garage if someone wanted one,” she adds.

FESTIVE JOY
The imposing property is ideal for lavish entertaining but also offers inviting spaces in which to relax quietly. “Although it has grandeur, it still manages to be homely,” she admits.
“There are three main reception rooms and you can open up the double doors between two of them to make an even larger space if you wish. We have hosted wonderful Christmas parties and we even held our wedding party here after getting married in town.” The dining room features a long table, where up to 16 sit down to Christmas dinner most years. “This also becomes a snooker table, which is fun when there are lots of people here,” she adds. “There is nothing like it when this place comes to life at Christmas, with all the decorations and everyone dressing up.”

BEAUTIFUL SUNSETS
The breakfast room and kitchen have views out on to the garden. “This is where I tend to sit and chat with my friends when they visit – in the summer we can open the door and go straight out on to the terrace,” she says. “I also love the drawing room because of its panoramic view of the long garden. There is a window seat in there and you can sit and gaze out for hours. Equally, it is a nice room for just relaxing in and watching television.” The main bedroom accommodation is on the first floor of the house, where there is a broad landing, which is filled with natural light. “The master bedroom, in particular, stands out, with its long windows that come almost down to the floor. Like the drawing room, this captures stunning far-reaching views. We can lie in bed there and watch the most beautiful sunsets.”

HIGHER THINKING
Three more bedrooms can be found on the top floor of the house. “This is where the maid would have lived and had her bedroom, sitting room and kitchen,” the owner explains. “There is a small balcony up here and a bathroom, which has a Roman style.” This part of the house could be perfect for teenagers seeking their own space or perhaps a nanny or au pair. The property offers all the flexibility a growing family might need in its accommodation.

FAMILY HOME
With the shops at Mapperley Top close by and excellent access to the city, bus routes and good schools, the leafy location of the house has suited the owners well. They have found it easy to travel further afield when necessary and have enjoyed being able to reach good road connections and airports. “It has been a lovely, lovely family home and my children had a lot of pleasure growing up here,” she says. “We have always felt so proud of this house, with all its beauty, yet it has also been a very cosy and comfortable place to be.”

SETTING THE SCENE
The house on Plains Road sits in impressive grounds. It is approached via a sweeping driveway and has generous gardens. There is a coach house, which could be converted (subject to the relevant planning permissions), and an outdoor swimming pool, which needs upgrading. “It is a large garden, with masses of apples, when they’re in season, that were used to make cider last year. In the past , we have grown figs, currants, mulberries and other fruit,” says the current owners. “It is a lovely place for children to play.”

WHAT'S NEARBY
Mapperley is a self sufficient area with many social clubs and also within easy walking distance are various small supermarkets and a range of local shops which are comprehensive. Close by is a bus stop, which gives you a regular and very frequent service into Nottingham city centre. The M1 motorway is approached by the ring road and is about 15 minutes away. You can join the main northbound road in 5 minutes.
