This highly individual and characterful cottage lies along this popular road within the picturesque coastal hamlet of Marhamchurch, just a couple of miles from the beaches of Bude and the surfing paradise at Widemouth Bay.

The cosy lounge has a fantastic wood burner set in the fireplace as its focal point, with slate window sills and hearth and a stable door opening to the front. A wooden door leads through to the cottage style kitchen, fitted with a range of matching units beneath quality work surfaces, with an integral oven and hob, practical flooring and, further on, there is shower room w/c.

Stairs from the kitchen lead up to the three bedroom, two of which are interconnected. The main bedroom located to the front of the cottage is a light and airy dual aspect bedroom. Bedroom 3, which has been used as an occasional bedroom but could be a study or dressing room. The second bedroom to the rear is a good sized single.

The property, to the most and at the front is detached and to the rear is semi-detached.
Hobbs has been used as a much loved holiday home and, for our clients, the lack of garden was a huge bonus for them. They can usually park in front of the cottage, on the road, but there is available, ample on street parking in the main part of the village.

Location

The popular village of Marhamchurch has a well respected public house, county primary school and community shop and the coastal resort of Bude is a further two miles away, boasting a wider range of educational and recreational and commercial facilities including supermarkets and a comprehensive school. There are two sandy beaches in Bude and there is a popular surfing beach at Widemouth Bay and super access to all the cliff top walks of North Cornwall. The property is within one mile of the main A39 Atlantic Highway to Newquay with its international airport to the South and North to the major towns of Bideford and Barnstaple in North Devon.

One of key benefits of Marhamchurch is that you can walk or cycle from the village, along Bude Canal, to Bude and its beaches.

Services - Mains water, electric and drainage

Tenure - Freehold
There is also a very small flying freehold.
From Bude, proceed south on the A39 and take the first turn left signposted Marhamchurch. Follow this into the village and turn left and then take the second left turn into Hobbacott Lane. Proceed along this road and as you start heading up the hill, No 5 will be found on the left hand side.

Established in 1924, Webbers estate agents are a national award winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Bude is a popular coastal resort located on the North Cornish coast, nearing the very northerly border of Cornwall into Devon.  This part of the coastline is extremely rugged with very high cliff tops and tucked away coves.  The best known beach in the area is Widemouth Bay, just to the south of Bude, which is a lovely sandy beach ideal for surfing.  There are two sandy beaches within very easy reach of the town centre called Crooklets and Summerleaze respectively. Bude has a historic past with the Canal and lock gates being an important part of the heritage of the town along with Bude Castle which is now a gallery, museum and restaurant.  The canal side has just been rejuvenated with new businesses opening and the town's library is also located there.  Bude was a prosperous Victorian seaside resort with the trains and canal providing access to and from Exeter.  Bude still is a town by the sea rather than a seaside resort, so although we do have a busy tourist period, the town remains vibrant with many things to do for all age groups throughout the year.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
