It's a few doors down from a Premier Inn. That's good news. They've clearly spent £1,000s on detailed research into the local area and decided people want to stay here. You can understand why - it's literally a one minute walk to St Davids station.
Having worked out there'll be demand (thanks, Premier Inn) you just need to offer something more homely and welcoming than an identikit purple bedroom and depressing buffet breakfast.
Your contractor guests will stay Monday to Friday, giving you or your team the weekend to get it cleaned and turned round.
It also means you won't have the stress and sleepless nights from aiming it at the Airbnb weekend party crowd.
It's also a much better idea than turning it into an HMO.
Because you couldn't convert it into an HMO.
It's in an Article 4 area and the council would flatly refuse to give you a new licence. So don't even waste any time thinking about this strategy. It's not going to happen.
There's also not much point spending time going into detail about the property. You'll be ripping everything out and starting over.
Downstairs would lend itself to a 1 bedroom flat with a lounge, double bedroom and a bathroom & kitchen at the back.
Upstairs could be a self contained 2 bedroom flat.
There's a garage at the back but it's not in the best condition. You'd be better off knocking it down and using it for off street parking.
It's always good to have a Plan B.
You could rent them out longer term on an AST but the returns wouldn't be as good.
You could probably expect £800 - £900pcm renting them out on a 6 or 12 month tenancy compared to £75 - £100 per night renting weekly to contractors.
