Description
Stormwind House was built in 2018. Externally the character of the house is neat and traditional while internally the accommodation feels expansive and contemporary. A large open plan kitchen / dining/ family room forms the principal living area and is a wonderfully comfortable and social space. With plenty of windows and glazed doors opening to the garden, the family room is filled with light and has long views over paddocks and farmland towards the Angus Glens. A wood burning stove keeps the family room cosy in the winter and in the summer the French doors open to the outdoor seating area in the garden. A curved breakfast bar has been designed to seat six informally and there is also lots of space for a separate dining area. Also on the ground floor is a separate sitting room / play room, a double bedroom and a shower room.
The bath and shower rooms at Stormwind House are a particular feature of the property, all designed and fitted to a high specification (with fittings by Hansgrohe, Geberit, Matki, Dansani) and have a luxuriously contemporary feel to them. On the first floor the principal bedroom suite has lovely French windows and a balcony overlooking the paddocks. There is a fabulous en suite wet room with deluge showers and a built in bench. The separate WC has a beautiful black granite wash hand basin and there are also two built in wardrobes. Three further double bedrooms on the first floor share a generous family bathroom as well as the shower room on the ground floor.
Garden
A post and rail fence encloses a gravel parking area at the front of the house. To the rear is a enclosed garden with a sheltered area of decking providing a lovely place to sit out at all times of year.
Land
Approximately 9.7 acres of grazing behind Stormwind House has been divided into paddocks. A lane to the side of the house provides vehicular access to the paddocks and stables. There is also a 50m x 30m all weather arena. Please note that while we have tried to be as accurate as possible, the boundaries indicated with a red line on our photography and in our sale plan are indicative only.
Stables
A timber stable block with two loose boxes, a tack room and a feed store.

Location
Stormwind House is located in the village of Campmuir which is situated amongst the fertile farmland of the vale of Strathmore. It is 1.2 miles from the village of Burrelton, 2.7 miles from Coupar Angus and almost equidistant from Dundee and Perth (14 and 12 miles away respectively). Between them, Coupar Angus and Blairgowrie (8 miles) have a really useful selection of local shops, professional services and amenities, however Perth and Dundee have a wider choice of services, high street shops and restaurants as well as cultural and leisure facilities such as the V&A museum in Dundee and the Concert Hall in Perth. There are primary schools in Burrelton, Kettins and Coupar Angus and Blairgowrie has both primary and secondary schools. A choice of private schooling within 30 miles of Stormwind House includes Craigclowan, Glenalmond, Strathallan, Kilgraston, St Leonards and The High School of Dundee.
Dundee Airport (13 miles) has flights to London and Edinburgh Airport (69 miles) is also readily accessible. There are rail services from Dundee and Perth.
There is plenty of opportunity for riding out in the countryside locally and there are some beautiful walking, cycling and bridle paths further north in the Perthshire Hills and the Angus Glens. There is skiing at Glenshee (30 miles) as well as salmon fishing on the nearby rivers Tay, Isla and Ericht. There are three golf courses at Blairgowrie (including a championship course), a further three courses at Alyth and a course at Piperdam Country Club near Dundee. The fishing villages, beaches and golf courses of the East Neuk of Fife are all within about 35 miles.
All distances and travel times are approximate.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
