SITUATION

The sites enjoys a semi rural location and are situated to the north of Kelty to the south of the village of Keltybridge. Lot 1 lies to the north west of Kelty. DESCRIPTION

KEL 001 - Lot 1

This site extends to approximately 3.1 hectares (7.66 acres). It is relatively flat, however slopes slightly at the north edge, northwards to the Drumnagoil burn. There are houses to the east and south and is very open to the west and north. The site is currently outside the village envelope. It was zoned in the last Fife Council Local Plan but was removed for the final plan.

Until the 1950’s half of the site accommodated an entire street of tenement houses known as Adam’s Terrace with access via Woodend Terrace. Due to their dilapidated state and lack of indoor toilet facilities they were knocked down. The original street and drains still remain and are still visible. In the Issues and Option Paper there appears a strong preference to utilise brownfield sites prior to greenfield sites.

The lands are visible from the motorway to the west and the developed would regenerate the north edge of Kelty.

As the site virtually lies into the settlement of Kelty, services and facilities within Kelty are all within walking distance. These services and facilities include primary school, secondary school, play parks (one of which adjoins the site) shops, church etc.


ACCESS

Vehicular access to the site would be via Woodend Place which runs perpendicular to Main Street. Our client has purchased the detached house to the immediate north of Woodend Place. This house would be demolished, providing an access road into the site of an adequate carriage width with footways, junction, radii and visibility splays (see photos). There is no direct access from the houses to the south.
