Burford Grange was originally built in the mid-20th Century and latterly extended; it provides flexible and balanced accommodation, including six bedroom suites and two or three reception rooms. The property has recently been refurbished by the current owner, with oak flooring laid in the majority of the rooms.
The front door enters a spacious hallway with a beautiful feature wooden staircase to the first floor and oak flooring and doors leading to the reception rooms. The large, double aspect sitting room is entered from the right of the hall, with oak flooring and an open fireplace and French windows to the rear terrace. On the left of the hallway is the superb kitchen/breakfast room, with a comprehensive range of bespoke built American maple wall and floor units with composite worktops and maple island dining top. A full range of Miele appliances includes two conventional ovens, induction hob, microwave, steam oven, dishwasher, and an American GE fridge/freezer with mirror front panels. Adjoining the kitchen/breakfast room is a wonderful vaulted library/dining room with oak floor and American maple shelving and a staircase to the principal bedroom suite with a glass wall and balcony overlooking the library. To the rear of the library is a ground floor bedroom and bathroom, an ideal guest suite or staff accommodation; there is also access to the utility room with a door to the front of the property.
All bedrooms have en suite bath and/or shower rooms, and the quality and presentation throughout is excellent, with large windows and views of the grounds surrounding the house. From the first floor landing is access to the attic room that has been converted into a fantastic bedroom/sitting room/office space, with Velux windows allowing light to flood in throughout the room.

The gardens are gently sloping and laid mainly to lawn with a wooded area to one side. To the rear of the property is a wide terrace accessed via French windows from the kitchen and sitting room, an ideal space for alfresco entertaining. A lovely heated swimming pool with an electric safety cover together with a pool house and heat exchanger provides a great amenity. The garden is very well screened, providing a sense of quiet privacy.
Overall the plot is just over an acre, providing a wonderful mix of lawns, borders and small woodland. Being southwest facing, the rear terrace and gardens are full of sunlight for most of the day.

Burford Grange is situated in a very private position at the end of Burford Close, Marlow Bottom. The area has a great community, including a local pre-school, a convenience store, a brewery with a shop, a restaurant, a coffee shop, a pharmacy, a day nursery and a village hall.

Marlow town is approximately one mile away and offers a superb range of shops, with a mix of local independent and national retailers. There are numerous bars, cafes and restaurants in and around the town offering destinations for any occasion. The town itself is situated on the delightful banks of the River Thames, and the Thames Path follows the river through the town.

The area is surrounded by glorious rolling countryside and a designated Area of Outstanding Natural Beauty. Outdoor pursuits are numerous, with many footpaths and bridleways nearby; popular golf, football, cricket and rugby clubs are also a short distance away.

There are excellent Grammar schools in the area, including John Hampden Grammar School for boys, Wycombe High School for girls and Sir William Borlase's Grammar School for boys and girls. There is also a good selection of independent schools, Godstow Preparatory School, The Beacon, Wycombe Abbey (one of the top boarding schools for girls in the UK), and Claires Court in Maidenhead, Shiplake College in Henley-on-Thames.

For commuters, the town has a train station to Paddington (via Maidenhead), and there is a fast train (approximately 25 minutes) to Marylebone from High Wycombe. The M40 and M4 motorways are easily accessible

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
