The shop is currently used as a very successful cheese shop, which although small, has plenty of potential as a retail space and could be used, as the current business does, to showcase a larger internet business. There are no business rates paid on this business, and the shop benefits from air conditioning.
Through the door into the accommodation there is a hallway with a door leading into a rear garden. The bathroom is pristine with a P shaped bath and overhead shower and a white suite. Steps lead to a cellar which is dry and used as an office and storage.
On the first floor there is a cosy sitting room on one side and a modern kitchen with plenty of carefully thought-out storage and integrated appliances. On the second floor there are two double bedrooms, one with a large cupboard which could potentially be converted into a cloakroom. There is attic space above which stretches across the two bedrooms and is mostly boarded.
Outside there is an enchanting courtyard garden which leads to a barn/studio which consists of two rooms downstairs, one more of a potting shed but the other has a walk-in storage unit. The outside stairs lead to a fantastic space which calls out for being used as an office or studio with natural light pouring in through the Velux windows, there is no heating but there is power and a chimney which could be opened up to provide heat from a wood burning stove..
The property benefits from gas central heating with a recently replaced boiler.
Tetbury, often referred to as the gateway to the Cotswolds, and once voted by Country Life magazine as the third most desirable town in the country, is a thriving historic Cotswold market town situated less than half an hour from both the M4 and M5 motorways and within easy reach of Cirencester, Cheltenham, Bath, Bristol and Swindon. There is good access to Kemble Railway Station with regular Intercity services to London and other regional commercial centres.
Tetbury is well known for its royal houses with HRH The Prince of Wales at Highgrove House, and Gatcombe Park the home of The Princess Royal both close by. Tetbury boasts an exciting range of shops including specialist boutiques, city standard delicatessens, the Highgrove Shop, two supermarkets and many fine antique shops. The town has an excellent variety of hotels, restaurants, cafes and brasseries offering a mouth-watering range of cuisine.
Tetbury is very fortunate to have excellent schools with St Mary’s Primary and Sir William Romney Secondary being within a short walk of the town centre. There are other acclaimed schools in the local area including Leighterton Primary School and Malmesbury Secondary School. Close by are good private schools which include Westonbirt Preparatory and Senior Schools and also Beaudesert Park at Minchinhampton.
A visit to the Tourist Information Office will provide you with a map of the area showing some of our local attractions including the world famous Westonbirt Arboretum, or the nearby Cotswold Water Park or perhaps the Abbey and Abbey House Gardens in Malmesbury.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
