Description
The Dower Cottage is a beautiful character home, maybe one of the prettiest in the village, that has come to the market for the first time in over 35 years. Built around 1880 in the Arts and Crafts style, with a thatched roof, the property offers a unique home in the heart of the village with an abundance of period features and picturesque garden. It could be a perfect
country home or pied-a-terre.
The property has been renovated by the current owners to, in our opinion, an exceptional standard and retains a wealth of character. The reception hall has a tiled floor and leads through to the sitting room, with feature bay window and open fire place. Steps lead down to the dining room with double doors out to the side terrace. The kitchen/breakfast room is fitted with a range of floor and wall mounted units which were hand made by Constable and Phillips and with a number of integrated appliances. There is also a study and large utility/boot room.
To the first floor the principal bedroom has a range of fitted wardrobes, an en suite bathroom and access to a balcony which over looks the garden. The guest bedroom has lovely views over the River and there is a 3rd double bedroom and family bathroom.
Outside
The South facing garden has been beautifully landscaped with several seating areas and paved terraces. The remainder of the garden is laid to lawn with a number of mature trees and plants. There is parking for 4/5 vehicles and access to a detached oak car port.
Agents Note
Planning permission was granted in 2016 for the erection of a first floor side extension, creating a further bedroom and bathroom (please see the additional floorplan). Further information can be found on or speaking to our office.
Location
Situated in the heart of the popular village of Wargrave where there is a variety of shops, a library, public houses and restaurants.

Henley-on-Thames, Maidenhead and Reading are all easily accessible, each offering excellent shopping, schooling and recreational facilities. Sporting activities in the area include golf at a number of local courses, racing at Windsor and Ascot, and
walking and riding in the surrounding countryside.
Square Footage: 1,778 sq ft
Directions
From Henley-on-Thames proceed over Henley Bridge and turn right on the A321 to Wargrave. Continue on this road in to the Village and take the 1st turning left on to Wargrave Hill, then next left into The Bothy. Pass a row of cottages on the right and follow the drive around to the left. The Dower Cottage is at the bottom.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 11, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 11, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 30, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
