Property description & features

  • Tenure: Freehold
  • A generously proportioned, modern end-terrace house.
  • Comprehensively fitted kitchen/dining room with the white goods integrally fitted and a separate laundry room.
  • Comfortable living room.
  • Four good sized first floor bedrooms, one en-suite.
  • Mains gas central heating and UPVC double glazing.
  • Enclosed, terraced and landscaped easy to maintain rear garden.
  • Two allocated parking spaces.
  • No forward chain.
Our vendor has lived in this large spacious end-terrace property, since it was constructed by national builders Taylor Wimpey some four years ago. It is presented to a very high standard with most of the internal walls painted white and either a matt grey coloured tile or carpet laid to all the floors. It is light and airy throughout.

The entrance hall is wide and welcoming with the carpeted stairs leading to the first floor. The comfortable living room is separate from a large open plan kitchen/dining room which is fitted with a vast array of light cream fronted cupboards fixed both above and below a wood effect work surface. The appliances which include a dishwasher, fridge/freezer, electric double oven and gas hob with extractor hood over are all integral and included within the sale of the property. The separate laundry room has a stainless steel sink with drainer and an integral washing machine also in place. A family sized dining table could be accommodated in front of the French style patio doors which open onto the garden.

Upstairs, the landing is wide with doors to all four of the spacious bedrooms. The master bedroom enjoys an en-suite shower room and the other three bedrooms share the family bathroom which offers a matching white suite with a multi head shower over the panelled bath.

The whole house is heated by mains gas central heating, all the windows and doors are UPVC double glazed.

Outside, there is a small front garden with black painted forged fencing separating it from a wide pavement. There is a private side path access to the rear garden. The garden is mainly laid out over two levels with paved areas and astro turf providing an easy to maintain enclosed space which is an ideal safe haven for both children and animals. A flight of steps ascend to a further timber gate which opens onto the residential parking area where there are two allocated parking spaces.

The property is situated close to the town and its amenities along with easy access to the A30. It comes to the market with no forward chain.

The property is conveniently situated within a popular edge of town development approximately one mile from the heart of the town centre which boasts a range of shopping, educational, commercial and recreational facilities. The town lies adjacent to the A30 dual carriageway giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. The city of Plymouth is within 25 miles and has more extensive facilities and a Continental Ferryport.
From Launceston head over the A30 towards Callington on the A388. Upon reaching the roundabout at Stourscombe, take the third exit to A30 (to Bodmin and Bude) and then immediately left at the next roundabout, into Long Field Road. Follow the road down and No. 30 will be found on the right hand side marked with a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

Broadband availability and predicted speed: obtained from Ofcom on January 4, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 4, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 25, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
