Property description & features

'Having lived in Bristol for 17 years we were drawn to the house for the superbly proportioned rooms with striking original features and in particular the Knowle area. Having taken our time on sensitively renovating, what was a slightly tired but longstanding family home, we have put our own stamp on it with a focus on space for entertaining family and friends. We can comfortably sit 12 around the dining table in the kitchen and spend a significant amount of our family time making the most of this space.

We will most miss the community spirit of the area, whether it is walking the arts trail, one of the street parties, sitting in Perrett park watching the balloon fiesta, NYE fireworks or just watching our menagerie of kids play in the park - sharing a beer with friends.

Weekends are spent walking the dog and the kids. With plenty of routes from the doorstep we are spoilt, but a favourite loop is down to Victoria Park, on to The Bristol Loaf for a coffee and cinnamon roll or into the Star & Dove for a scotch egg and a pint.'

The position of the house the western side of Brecknock Road, provides a fantastic setting, just metres from the bowl-shaped Perretts Park and its fantastic cityscape views. Brecknock Road is a quiet road of substantial and attractive period homes. The road is flanked on one end by Perretts Park, at the other there is the rapidly developing Wells Road, home to several popular independent shops and eateries. The house is just minutes from the popular Fox and West Deli, Eat Your Greens, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. Hillcrest Primary School, is just a short walk away and is very well-regarded locally. Brecknock Road is also just a short walk away from Arnos Vale Cemetery, Redcatch Park with its community garden and Victoria Park, both offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot. Bristols scenic harbourside and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster.

Measuring in excess of 1700 square feet and arrange over three stories, is this fantastic four bedroom family home. This house has been significantly extended and carefully styled throughout to give a beautiful home ready for its new owner to move straight in to live and entertain. The ground floor space offers two impressive, yet contrasting living spaces with both a bright, modern kitchen/dining area with glass roof extension as well as traditional interconnected reception areas leading to the front of the house, brilliantly designed with a dark, boutique style. The quality of the finish is notable throughout but especially within the kitchen/dining area with the current owners having invested in several fantastic features. Solid wooden herringbone flooring runs throughout, a striking and spacious kitchen set the tone for the room, whilst sliding doors and a window seat both lead to and look out upon the rear garden. The modern fittings sympathetically complement the character of this home. The owners have installed or refurbished windows throughout the house but have ensured that these are double glazed sash windows and in the kitchen, a striking old fitted wooden dresser has served as inspiration for the handles and finish of the modern kitchen cabinets. The upstairs floors offer four double bedrooms along with a family bathroom, with glimpses of a view to the west from the rear bedrooms. This is a home with an exceptional balance of space and style in a fantastic and sought-after area.
