Great Dalby is a charming village with a public house, primary school and farm shop, close to the rural market town of Melton Mowbray.

General Description - Alexanders of Melton Mowbray offer to the market this exceptional Grade-II Listed cottage occupying enchanting grounds of circa 1/4 of an acre in the heart of the pretty Leicestershire village of Great Dalby. The property is thought to date back to the late 17th-Century, and was the subject of a complete and exhaustive restoration project in the mid 1990's by historic building specialists. The current owners have lovingly maintained the property ever since, and in 2019 installed an entirely new reed thatch roof which has the potential to last up to 70 years.

Vendors Comments - After a year of searching in vain, we knew instantly that we had found the home we'd been looking for as soon as we arrived for a viewing and peered in through the windows. So much of the historic character of the house had been maintained in contrast to many of the other period properties that we had seen. We've absolutely loved living here and never for a moment regretted the instant decision we made 23 years ago.

Location - The historic village settlement of Great Dalby is just 4 miles away from the working market town of Melton Mowbray. The town has a full complement of independent shops, public houses, eateries and amenities along with a historic market charter. In the village is a well thought of public house, farm shop and milk vending hut, church and village primary school.

Accommodation - Internally the property is full of charm and character from periods dating back to its original construction. It is thought that the cottage was a public house for a period at the end of the 19th-Century. Expect to find original and restored lime-ash floors, exposed original cruck framework throughout, lovely window seats and feature fireplaces, and beautifully restored historic windows (of varying periods). There is a gross floor area extending to 2,112 square feet.

The living accommodation is laid across two floors and provides a very versatile layout. There are three good sized rooms upstairs, currently laid out as two bedrooms and a dressing room, a separate w.c and pretty bathroom. Downstairs and accessed from a hall are four main reception areas; used by our vendors as a downstairs bedroom/reception room, sitting room, dining room and a kitchen/breakfast room. There is also a downstairs shower room and useful utility room.

Gardens And Grounds - The property is set back from a link road with a brook to the front. The grounds extend to 1/4 of an acre and include a private gated drive to the front leading to a modern constructed double garage with power and lighting. A picket fence and gate provides access to the main gardens, that enjoy a west-facing aspect and delightful views of the facade of the cottage. To the rear are working gardens. The gardens are of particular note and have been lovingly created by the current owners. There are lawns to the front and rear of the property, a selected assortment of flowering and blossoming fruit trees, evergreen shrubs, herbaceous borders and a working vegetable patch. There is also a well complete with quaint historic pump in the front garden.

Distances - Melton Mowbray 4 miles, Leicester 14 miles, Nottingham 23 miles, East Midlands Airport 24 miles, Oakham School 10 miles, Uppingham School 17 miles, Ratcliffe College 10 miles, Grantham Station 20 miles (London Kings Cross from 1h 3m) (distances and timings are approximate).

Tenure - Freehold.
