Description

The Garden House, as 24 Vermont Crescent is known, is an exceptional modern house, built to an extraordinary standard in 2007 in the beloved classical style.

The handsome red brick building with stone quoins is perfectly proportioned with symmetrically positioned sash windows. Three dormer windows project from the hipped roof, of which the central one perfectly aligns with the arched window of the first floor and the pediment above the front door.

Through the panelled front door, above which is carved ‘The Garden House’, is the generous reception hall, which leads through to the kitchen, sitting room, dining room, home office/study and cloakroom; an oak staircase leads to the first and second floor accommodation.

The kitchen/breakfast room is the heart of the house and is an exceptionally well designed space. Granite work surfaces and island provide superb space for preparing meals or entertaining, and integrated Neff appliances include twin ovens, hob, microwave, fridge/freezer and dishwasher. Glazing to the rear of the house fills the room with natural light and offers a vaulted area for dining and relaxing. An adjoining boot room/utility is a useful space to house a washing machine and tumble drier, and has a secondary external door.

Double doors from the reception hall lead to the elegantly proportioned sitting room, with gas fire and stone chimneypiece. Like the kitchen, the sitting room has French windows leading on to the west-facing terrace and garden.

The dual aspect principal bedroom is a particularly impressive room, occupying the southern section of the first floor and benefits from an adjoining shower room. The remaining bedrooms are well-proportioned double rooms; the bathroom houses a bath and a large separate shower. The second floor comprises a further two generous bedrooms with good head height and sharing an innovative Jack and Jill bathroom.

To the rear of the house – accessed from either of the French windows in the sitting room and kitchen, or by access to the sides of the building – is a wonderful west-facing garden, which enjoys the sun for the majority of the day and into the evening. A fabulous terrace immediately at the back is perfect for private dining or entertaining.

There is ample parking at the front and an excellent double garage, which, with power and windows, has also been used as a home gymnasium.

Location

24 Vermont Crescent occupies a wonderful, quiet position on a private road to the east of Christchurch Park in a most sought after area of north Ipswich.

Christchuch Park is an idyllic expanse of undulating lawns, ideal for dog walking and home to an array of flora and fauna, including rare and ancient oak trees. Christchurch Mansion, to the south of the park, is an important Tudor building, which hosted Elizabeth I in 1579, and is now a museum and gallery.

Ipswich is the county town of Suffolk and provides a wide selection of independent and high street shops; numerous restaurants including The Mariners, set on a 19th century Belgian gunboat; and a variety of theatres, galleries, and museums. A mainline railway station offers direct trains to London Liverpool Street from 68 minutes.

Historic market towns Woodbridge (8.6 miles) and Framlingham (19.1 miles) offer an incredible range of independent shops, delicatessens, cafés, restaurants and public houses. Framlingham Castle is an especially iconic local landmark, from where Mary I marched on London.

The stunning Suffolk coast comprises delightful seaside towns and pretty villages. Aldeburgh (25 miles), the popular coastal town closely associated with Benjamin Britten, is famed for its fish and chips and pebble beach. The neighbouring village of Thorpeness has a charming boating lake and country club. Orford (20 miles) has an enchanting 12th century castle and is home to the award winning Pump Street Bakery.

Local sporting facilities are fantastic: there are myriad gyms and swimming pools in the vicinity; the Ipswich Sports Club has eleven tennis courts and also offers squash, racquetball and hockey. Superb sailing is available on the River Deben, River Orwell and along the Suffolk coast. There are rugby clubs in Ipswich and Woodbridge, and highly regarded golf clubs including Ipswich, Woodbridge and Aldeburgh.

Education provisions are excellent in both the state and independent sectors. St Margaret Primary School and Northgate High School are both popular. Ipswich School is less than a one-mile walk away; other renowned independent schools include Orwell Park Prep School, St Joseph’s College, Ipswich High School, Woodbridge School and Framlingham College.
