On the Fringe of the Telegraph Hill Conservation Area, close to the Junction with Pepys Rd, is where you'll find this 2 bed, 2 bath conversion flat.
It occupies the lower ground of an imposing Victorian Semi, it has a private entrance through a locked gate leading to your own front door.
We enter into an internal hallway with a useful storage cupboard under the main steps to the house, and immediately on the right is the second bedroom. This is a nice sized bright, double room.
To the left is the main bedroom. Again a bright double with bay fronted windows overlooking the deep front garden. There is an en-suite shower room - very handy in the mornings!
Down the hallway a little and we have the main bathroom on the left. Travertine tiling and a white suite in here.
A little further on we enter into the lounge. We have French doors opening to the garden and a feature fire place is a lovey focal point.
Off here is the modern kitchen with integrated cooking appliances and space for a free standing fridge freezer.
The private section of rear garden stretches back approx. 40' or so and is South facing - great for barbies and catching rays!
New Cross has quite a buzz about it these days, with a burgeoning cultural and pub scene: Curzon cinema sits on Goldsmiths campus and is open to the public. Local hostelries include The Rose Inn, The Telegraph at the Earl of Derby (great Sunday lunch) and The Amersham Arms. The Rosemary Organic Hungarian restaurant is fab, and for takeout, you won't do better than the Two Sister's Tandoori in Nunhead.
On the subject of Nunhead, a good selection of traditional and contemporary shops, bars and eateries look after us perfectly: Ayres bakery, Mother Superior Wine Store & Deli and Soper's fishmongers. El Vermut, The Old Nun’s Head and the pyrotechnic's Arms are your locals there. The new CO-OP is very handy too.
The lower Telegraph Hill park is home to a great weekly farmers market, and the upper park is fab for dog walking, tennis and watching the fireworks New Year's Eve.
From here, transport's a doddle. New Cross Gate is 5 mins up the road for mainline into London Bridge (1 stop) and the Ginger Line to the West End, City, Dockands and Westfield Stratford. There's also a plethora of buses just outside.
Chain Free and ready to go!.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
