A wondeful and impressive property that additionally benefits from a separate 3-bedroom Annexe adjacent to the main house.

Chelwood House is an impressive house dating from the 17th century with late 18th and 20th century alterations and additions. The front elevation, with three floors of sash windows, under three tall pitched gables, is highly distinctive. It is located between Bristol, Bath and Wells with superb views, particularly from the first and second floors, over the surrounding and adjoining countryside.
The present owners purchased the property in 2003 and it is currently used as private house. In the past, the house has been run as a hotel and bed & breakfast, and subject to any planning consents, Chelwood House could provide an ideal boutique hotel. It is also ideal for those wishing to work from home.

Although altered and extended at the rear in the 18th and 20th centuries, the original house is essentially Georgian in character and retains all the features appropriate to the period. The large reception hall with turning oak staircase has a tessellated floor and leads to a gallery landing. The main reception rooms are very elegant and have tall shuttered sash windows with window seats. There are period fireplaces, ornate ceiling cornices, panelled walls, ornate ceiling roses, arches, and a flagstone floor in the kitchen/breakfast room. An excellent cellar has two rooms, one with good ceiling height and wine bins.

The first floor has four bedroom suites and the second floor has five bedroom suites – all very spacious and impressive, with distinctive individual character. With relative ease, and subject to any necessary planning consents, the second floor would make an ideal children's/teenager's floor or home offices.

Annexe
The adjacent single storey annexe is well-presented and ready to move straight into. It has a living room, kitchen, 3 bedrooms (1 en-suite) and a further bathroom.

Outside
Chelwood House is approached over a wide tarmac drive and leads to a large gravel area in front of the house, providing parking for a number of cars. The well designed gardens, which adjoin farmland, have an extensive 180 degree view to the north,
west and east, and look across to undulating countryside. The low maintenance gardens are part walled and laid to extensive lawns, bisected by gravel pathways and interspersed with a variety of mature trees, creating an almost park-like setting. There are shrubbery beds and borders.

In all the property extends to about 1.32 acres.

Bristol 8.6 miles, Bath 9.5 miles, Chew Valley Lake 7 miles, Wells 12.5 miles, Bristol

When on the A37 from the Chelwood roundabout, continue in the Wells direction.
