with a view from one of the two kitchen windows to the rear garden and the Purbeck hills beyond. There is also a handy breakfast bar, along with plenty of work surfaces and timber units. There is space for a large range type gas cooker - which could be included in negotiations.
Close to the kitchen, is the LIVING/DINING ROOM. French doors lead out onto the decked garden and allow lots of light into the dining area. The sitting area is cosy and focus is around the Purbeck Stone fireplace and wide windows to the front.
From the hallway, take the stairs to the first floor, where you will find:
DOUBLE BEDROOM 1, the largest bedroom, with a bay window bringing in lots of light, and affording you roof top views over Swanage.
DOUBLE BEDROOM 2 with fabulous views out to Nine Barrow Down.
DOUBLE BEDROOM 3 also has far reaching views out to Nine Barrow Down.
There is a very smart and modern SHOWER ROOM, with WC and hand wash basin on this floor.
Take the stairs to the next floor, to find:
BEDROOM 4 a super room with views out to Nine Barrow Down.
BEDROOM 5 - this could work as a home office, with lots of light coming in from the dormer window.
On this level, the BATHROOM has also been recently renovated, and has a large bath to luxuriate in after a hard day at the beach! Of course, a handbasin and WC too.
Outside
Outside there are views over to the hills beyond, an ever present reminder that you are in the Isle of Purbeck.
The large decked garden has doors that open onto it from the dining area, and there are seating areas making the most of the views and the sun. Certainly the decking makes for a low maintenance outside space. On a practical note, there is a side gate, which you can access from the road, to wheel in your kayaks, paddle boards and other beach paraphernalia.
Investment
This lovely home has been an investment property for the present owner, initially as a long term let, but most recently as a successful Air B&B.
Location
Swanage is known for its long sandy beach, coastal walks and the festivals of folk and jazz music. The town itself, offers an array of eclectic shops and restaurants. The Purbeck Golf Club is not far, with its stunning views out across Poole harbour. Studland beach is approximately 5 miles and the riverside town of Wareham is just 10 miles. The house sits on the main road to the beach and is in close proximity of local shops, pubs and eateries, as well as the town's main facilities. The steam train from the heritage station is a great way to travel to the historic Corfe Castle, and in the summer, to the town of Wareham.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 30, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 30, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 28, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
