A seventeenth century Grade II listed detached four bedroom home including outbuildings with planning permission to convert to additional accommodation or annexe.

This delightful period home is located in desirable Kelston, just 3.5 miles from the centre of Georgian Bath. The property offers four bedrooms and two bathrooms, with two stunning reception rooms with views over the village church and countryside in addition to outbuildings, with planning permission to convert to additional accommodation, BANES 03/03025/FUL, gardens, and parking for at least eight vehicles.

Gates from the main road open to a parking area for at least four cars and a paved courtyard at the back of the house which has a charming BBQ area. The back door opens into the kitchen which has slate tiles and oak units. Behind the kitchen is a bathroom and housing for the boiler, with permission granted to make this area one large kitchen if desired and link this part of the house to the outbuildings outside. The vendor says: “ I love the dining room with its huge original fireplace and Clearview wood burner, which combined with the oak flooring I have put in, makes this such a warm and welcoming space. The large dining room table is in front of the window with stunning views over the fields and towards the Mendips. I have joined up the old coach house to the original cottage through three foot thick walls. There is a very impressive sitting room with two windows enjoying the stunning valley views, a window and door going out over the courtyard, in addition to a pair of large glass doors with shutters out to the side. This room has a staircase up to the principal suite: the main bedroom is a lovely room in the rafters with an en suite bathroom.“

“A further two bedrooms are accessed by a staircase leading from the dining room. Both are double rooms with gorgeous views over fields towards Saltford. A staircase leads up to the loft bedroom in the rafters on the second floor which is full of character, with lath and plaster walls and a wooden floor. This was where the previous owner of the house used to sleep and is in the original seventeenth century part of the house. There is permission for a wet room on the first floor and consent to move the staircase.”

“ Outside there are three large, interconnected outbuildings, with parking in front for up to four vehicles. These have permission to convert to ancillary accommodation, a home office or potential holiday let. There is another stone built outbuilding which I use to store garden tools and is half-way up the garden. The views are sensational from up here right over fields with cows grazing, St Nicholas church and towards Saltford. I also love to look at the roof scape of the house and neighbouring buildings which all have well weathered clay tiles and remind me of Tuscany. The garden is mainly laid to lawn and there are trees at the back, and I am surrounded on two sides by fields. It is such a lovely location here in the village but in such beautiful country. There are incredible walks from my door up to the Cotswold Way and Kelston Round Hill, Bath racecourse and over to Upton Cheyney. The other way you can walk down to the river by Saltford or round to Kelston Mills. The excellent Old Crown gastro pub, a traditional country pub with a contemporary twist, is close by in the village and the Bath Soft Cheese Company which has a brilliant café, and sells award winning cheeses and milk, is only 0.2 miles’ walk away. There is good access to the Bath-Bristol cycle track and the city of Bath is a pretty 3.5 mile drive, with two bus routes, and Kelston is also conveniently positioned for commuting to Bristol (9.1 miles), or further afield via the M4.”

“ The location in this delightful village has been ideal, with so many country walks, a lovely pub and café within walking distance, yet two quite different cosmopolitan centres so close by. It has been lovely living in this period house with superb views, which has so many further possibilities to add value.”
