Description
Wisteria Farm last came to the market some 50 years ago. The farmstead is located near the western edge of the holding and includes an attractive 3 bedroom farmhouse with an adjoining barn offering potential for extending and remodelling to make a fantastic family home (stp).
The farmhouse sits within the farmstead which is positioned on the western edge of the farm extending to a total of approximately 193.58 acres. The three bedroom property provides well apportioned accommodation over two floors and is adjoined by a farm building providing the opportunity to be extended (subject to obtaining the necessary planning consents).
The spacious, non–listed farmhouse has attractive features throughout. The accommodation on the ground floor comprises a lovely entrance hall, a well-designed kitchen with modern units including a Belfast sink and a two oven rayburn, beyond which is a large utility room. The sitting/dining room is at the heart of the house, providing excellent natural light and fitted with a log burner. There is a double bedroom with en-suite on the ground floor and on the first floor, there is a further en-suite bedroom, a double bedroom and a family shower room. There is also a single storey, detached former farm office building which is now used purely for storage purposes and offers potential for alternative uses (stp).
The farm has more recently been managed in an environmentally sensitive manner benefitting from strong income streams through various agri-environmental schemes. The land, being so rich in biodiversity supports a wide variety of plant and animal species and offers significant scope for carbon sequestration and offsetting. The farm lends itself to various farming and conservation operations and is currently run within an Entry Level and Higher Level Stewardship agreement.
The land extends to about 193.58 acres and the majority comprises level pasture with small areas of woodland. The land is classified as grade 2 according to the agricultural land classification maps and has recently been farmed in a sensitive manner, involving summer grazing and mowing. Part of the land is designated as a Site of Special Scientific Interest (SSSI). The land is highly accessible, mainly from Middlemoor Drove which is a hard core track running through the centre of the
land. There are two other access points to the northern block via Church Road and Broadmead Farm. Further details available from the joint selling agents.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
