A unique opportunity to purchase a large three bedroom terraced house.

Description

8 Pan Ha is a charming, terraced house situated on the edge of the coastal village of Dysart. The house has incredible views across the Firth of Forth and towards Arthur’s Seat in Edinburgh, Elie Point in Fife and Bass Rock in East Lothian. The coastal path runs along the sea wall. The access road is private due to it being a no through road. The house is accessed by this road as well as a path leading from above the house called Hie Gait. The setting of the row of houses at Pan Ha is very special with panoramic views across the Firth of Forth. All the rooms in the house, apart from the kitchen, face the sea.

The house is accessed by a path leading to the front door. All downstairs doors in the house are solid oak and there is oak flooring through the downstairs of the house. The previous owners put in secondary glazing throughout the house. The entrance porch leads into a cloakroom/WC. There is a dining room with a window seat providing an ideal viewpoint for the outlook across the sea. Double oak and glass doors lead into the living room where there is a wood burning stove. The kitchen is cleverly laid out with large doors opening into a walk in utility room and separate pantry. The kitchen has plenty of storage and is well equipped. The appliances include a NEFF gas hob, extractor fan and double oven, Bosch integrated fridge and dishwasher. From the dining room, there is a door which leads out to the private garden.

Stairs from the hall lead upstairs to a large landing with a reading corner and bookcase. There are three double bedrooms all with large wardrobes. The shower room has a large walk in shower with beautiful blue tiles. A hatch from the shower room leads up to a partially floored attic.

There is a pretty decked garden to the rear with two areas to sit and enjoy the sun. The decking is made from engineered composite wood. A large store provides useful storage and there is potential to knock this store through to the kitchen, subject to the necessary consents, in order to make a larger open plan kitchen/dining room, if desired. There is a door which leads through a corridor to the front garden. This access is shared by 8 and 9 Pan Ha. The front garden, with a seating area, has panoramic views over the Forth. There is a single garage at the end of the access road.

History
Dysart retains an individual character which attracts interest from photographers and historians alike. Dysart House, formerly the seat of the Earl of Rosslyn, overlooks the historic harbour which was a setting for the Outlander TV series. The 16th and 18th century dwellings on Pan Ha are significant historic landmarks in the area sitting alongside St Serf’s Church tower and the harbour. St Serfs Tower and the church ruins lie directly behind Pan Ha. Pan Ha was restored in 1969 by the National Trust for Scotland under their Small Houses Scheme.

Location

8 Pan Ha has an enviable position right on the coast. The house has far reaching sea views across to Arthur’s Seat in Edinburgh, the Bass Rock at North Berwick and Elie Point. 8 Pan Ha is in Dysart a historic village which is located on the southeast coast between Kirkcaldy and West Wemyss. Dysart was once part of the wider estate owned by the St Clair or Sinclair family.

Nearby Kirkcaldy is a coastal town in south Fife which provides all essential facilities including supermarkets, shops, schools, professional services and a hospital. The Fife Coastal Path is an attractive walk which links the Forth and Tay bridges encompassing beautiful coastal settlements along the route. There are golf courses at Kinghorn, Aberdour, Kirkcaldy and Burntisland with a further selection of links courses along the Fife coast. St Andrews, the “Home of Golf”, is 23 miles to the north. The University of St Andrews, founded in 1413, is Scotland’s first university and the third oldest in the English-speaking world. The town provides state schooling at Madras College and private schooling at St Leonards.

8 Pan Ha is in a great location for access to local amenities, but it also offers fantastic commuting links into Edinburgh. The Forth Road Bridge is 20 miles away, Edinburgh Airport being 24 miles and Edinburgh city centre being 30 miles respectively. Kirkcaldy railway station is only 2.6 miles away and is on the main east coastline which provides services to Edinburgh, Dundee, Aberdeen, and south to London. The Caledonian Sleeper offers a direct service between London and Kirkcaldy.

Dysart Primary School has superb modern facilities and is well regarded and there is also a new community secondary school serving the village. There are a number of private schools within easy reach including Dollar Academy, which has a school bus serving the area. The High School of Dundee and the many independent Edinburgh schools are also easily accessed.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
