Location
The Doward hills and the neighbouring hamlet of Symonds Yat are locations famed for their phenomenal scenery. There are several tranquil woodland walks on this property's doorstep which take in the stunning landscape of the River Wye winding its way through the expansive valley, surrounded by limestone cliffs.
As the setting is so popular with tourists, there is a multitude of reputable riverside pubs and restaurants which are exceedingly popular with local residents and visitors to the area. In addition, various companies offer a wide range of outdoor pursuits, such as canoe hire and abseiling sessions.
Whitchurch, situated just two miles from the Welsh border, is nestled between the two popular market towns of Ross-on-Wye and Monmouth. The village is particularly sought-after, partially owing to its Church of England Primary School, which has been graded as Outstanding by Ofsted, and there is also a community-spirited village shop, Woods of Whitchurch, which stocks locally-made produce, fresh fruit and vegetables, various essentials. The business also operates as a coffee shop and takeaway restaurant and stages regular events. In addition, Whitchurch also boasts a village hall, a reputable MOT centre, plus a post box and bus stop.

The home at a glance
There are two entrances into Hill House and both grant a charming first impression to the home. The first entry hall, which is on the west side of the property, leads into a beautifully bright space; floor-to-ceiling windows on the right let the natural light pour in, and these face out to the central courtyard, which the property wraps around. The second entrance hall, which is found behind a small porch on the south-west side of the property, is a very inviting area; there is a large stained glass window and, at the right time of day when the sun hits it, it scatters shapes of amber and blue around the room.
There are three reception rooms on the ground floor and all are immensely spacious and airy and the property's high ceilings accentuate this.  The largest room is the main lounge and this boasts picture rails, plus a cast iron open fireplace which is framed by a stunning marble surround. This room and the dining room - which is also of a generous size and can comfortably accommodate a dining table with eight chairs, plus a writing desk and various other items of furniture - face out to lovely views of the surrounding rolling hills. The drawing room offers a more private space and could make an ideal study or home office and this dual-aspect room overlooks the central courtyard on one side and garden greenery on the other.
Much like the three reception rooms, the kitchen is also spacious and features a magnificent vaulted ceiling that is adorned with wooden beams. A pyramidal rooflight, a set of patio doors that lead out to the rear courtyard, and a window on the adjoining side of the room, allow light to cascade in from all angles. There is plenty of food preparation and storage space and several glass-fronted cupboards lend an opportunity to display pretty trinkets throughout the space.  There is also a double oven, an electric hob, extractor fan, plus space and plumbing for various other appliances, such as a washing machine and dishwasher.
This level of the property also includes plenty of built-in storage, several cupboards line a corridor that links the two entrance halls, and there is also a cupboard under the stairs, a curtained-off cubby hole just outside of the living room in the second entrance hall - plus a small cupboard situated immediately on the left in the first entry hall.
Two staircases lead up to the first floor of the property - one found is in the second entrance hall and the other is in the dining room. All four bedrooms are found on this level of the property and the dual-aspect master bedroom features a cast iron fireplace in the corner of the room. It also benefits from its own private en-suite which houses a walk-in corner shower plus a basin and WC.
The second-largest bedroom has its own door leading into the family bathroom, which can also be accessed from the hall, and this includes a bath, basin and WC. The two smaller bedrooms share an en-suite shower room; both have doors leading into it but each can be locked to ensure privacy.
There are even more washing facilities throughout the property; the ground floor and the first floor each offer a cloakroom, and the one on the first floor also includes an area with shelving to store clean laundry or cleaning supplies.

Outside
A variety of mature shrubs and trees grow in the expansive garden and there are several seating areas scattered around to ensure that all corners of the landscape can be enjoyed - one of the most lovely areas is housed under a pergola which has an established vine growing around it and this spot looks over the gorgeous countryside and the manicured, gently-sloping lawn.
One of the most notable features in the garden is an old stone wall that curves around the land and this would be the perfect fuel for young imaginations - children can play for hours, pretending that they have their very own castle. Beyond this, there is a gate leading through to a wilder patch of land.
In terms of parking facilities, when heading up Sandyway Lane to Hill House, the first entrance to the property leads to a driveway that has a dead-end. If you stay on Sandyway Lane for a couple of metres, there is a detached stone garage and a small off-road parking area.
