Key information
Property description & features
- Tenure: Freehold
The Old Post Office is one of the oldest houses in the village, stone built in the early 1700’s (dated 1707) with timber beam ceilings in the kitchen and the hallway. Originally the village inn, it was later turned into the local post office.
In the very recent times, The Old Post Office has undergone an extensive programme of upgrading and significant improvements. The extent of the investment at The Old Post Office includes the upgrading of the heating and plumbing, new Velux windows, a completely new roof, the upgrading of the family room to the rear of the property, alongside complimenting remedial and decorative works throughout.
As a recognised holiday and tourist destination, future owners may wish (with any relevant permissions and consents) to use the house as a B&B enterprise where the layout allows for good separation from owners and guest bedroom and living space or possibly a granny annexe.
A pretty outer canopy porch leads to the reception hall which provides access to ground floor accommodation and by an easily gained carpeted staircase to the first floor.
The family room is cosy and features a cast iron multi-fuel stove as well as featuring under floor electric trace heating. Double twin leaf doors lead out to the rear sitting/garden room, a contemporary styled extension which juxtaposes well with the more traditional accommodation and features a stylish log burner, full height glazing and French door access to a deck and veranda at the rear.
The kitchen is to a high standard and also features sub tile electric trace heating as well as incorporating an historic and functioning black cast iron range stove. A rear hallway leads to the deck and gardens.
An inner hallway leads to bedrooms 1 & 2 both with fitted storage and a refitted shower room.
The first floor has an upper hallway, bedrooms 3 & 4 as well as bathroom 2.
Outbuildings
Garden shed, open fronted log store, open fronted general purpose stores. Concealed LPG tank. Coal store.
Gardens
Gravel surface driveway to good vehicle turning and hard standing area. The rear gardens feature a good sized deck, with shelter, suitable for summer furniture and alfresco dining (storage below decking). Outside water tap. A pretty stream runs through the rear gardens with high sided banks, pathways, spring bulbs, semi ancient native trees and colourful rhododendrons. A second mature lawn is at the side which is again flanked by the stream and privatised by a stone wall with separation from the road. Front gardens are to level, easily tended lawns with stones at the fringes. Wildlife is abundant, the garden is regularly visited by red squirrels, roe deer, woodpeckers, owls, foxes, pheasants and the occasional otter.
Situation
The Old Post Office is situated in a delightful rural location on the fringe of the very pretty west of Scotland hamlet of Kilfinan. The house is set at the top of the hamlet and is surrounded by open countryside, woodland and farmland.
Kilfinan sits above Kilfinan bay where there are regular sightings of porpoises, seals and occasionally otters, sea trout, Canada geese, Graylag geese and more, all in this beautiful bay on the eastern side of Loch Fyne, and all just 10 minutes’ walk from The Old Post Office. Kilfinan is about 4 miles to the south of Otter Ferry and about 8 miles from Kames and Tighnabruaich.
Kilfinan is a very pretty little hamlet consisting of 12 houses and 3 working farms, it has a hotel, church and community village hall. Kames and Tighnabruaich villages have local shops and services that easily cater for most everyday needs and requirements. Dunoon offers a further and fuller range of shopping, educational and professional services as would be expected of a regional market town.
The nearest local primary school is in Tighnabruaich while the secondary schools are Dunoon Grammar and Tarbert High School.
Glasgow is about 56 miles (via the Dunoon Ferry) and offers a full range of higher and further educational services as well as all the cultural and professional services normally connected with a major city.
The area offers much in the way of outdoor pursuits including cycle routes, challenging hill climbs, walks and several golf courses. The recently established Cowal Way stretches from Portavadie in the West and travels eastwards for 31 miles through some of the most dramatic and picturesque sea and landscapes in the west coast.
Sea, river and loch fishing are also available in the area as are a number of commercially run shoots. Some of the local estates allow stalking by arrangement.
For sailors, the sea lochs of the west of Scotland offer safe anchorages as well as spectacular coastal sailing; there are marina and chandlery services at Portavadie, Rhu, Inverkip, Dunoon and Tighnabruaich.
Portavadie, is about 7 miles away to the south, which in recent years has seen significant investment in creating a modern state of the art Marina infrastructure with associated chandlery and restaurant facilities. More recently has seen the further opening of a health spa with fitness and conditioning suites as well as indoor and outdoor pools and hot tubs. The marina is fast gaining a reputation among the sailing communities as a must-go to destination, many visitors drive from Glasgow to the marina for culinary days and evenings out.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
