This Grade II listed Georgian house in the Roupell Street Conservation Area offers unique features that other houses cannot compete within the street.
This period house provides accommodation over four floors (basement, ground, first, second) which is unusual for this street. In addition, the property has two roof terraces adding a choice of outside space to complement the mature south-facing garden.
Being slightly wider than its counterparts, the house offers excellent versatile living space throughout, with the ability to use as many as four bedrooms or as few as one.
The first floor is configured as a large principle bedroom, a bathroom, a walk-in dressing room, and a beautiful sizable study with exposed beams and access to a south-facing sun terrace.
On the top floor (second), there's a bright double aspect room with both front and rear elevations. It is currently enjoying multiple uses as a playroom/art room/cinema/guest room with access to another full-width terrace overlooking this beautiful Georgian street.
There is a good-sized double reception room with period features on the ground floor, including a working fireplace, original panelling, and floorboards. A large open-plan kitchen/dining room with access to the south-facing garden is at the rear. There is ample storage with a fully tanked and carpeted basement room with reasonable head height, which could be fully converted (stpp).
Roupell Street is an incredibly picturesque street tucked away near Waterloo station. It is a quiet oasis amid the hustle and bustle of city life, yet lies within a few minute's walk of the best that central London has to offer. The Cut runs parallel with its famous theatres, and the Southbank is a short stroll where you will find TATE MODERN, National Theatre and Royal Festival Hall, and many excellent bars and restaurants. Flat Iron Square, Maltby Street Market, and Borough Market are all within walking distance.
Owner's statement
I have lived happily in Roupell Street for nearly twelve years. I fell in love with the house's character when I first viewed it in November 2009, and remember thinking, as I walked around it, that it seemed to 'ramble' even though it is not a large house by normal 'rambling house' standards. I moved in as I was changing career to concentrate on poetry, and the house, garden, and balconies have been enjoyed by friends, family, and carousing poets ever since. (The front balcony, by the way, is the prime location from which to ooh and aah at the South Bank Fireworks on New Year's Eve.) The house has hosted Airbnb guests from all over the world and has been home to a beloved cat and two dogs. The convenience of the location in terms of transport, the City, the West End, and many cultural and historic sites, is obvious to anyone who glances at a map. Visit the street, and you'll find a barber on the corner (first-class haircuts served up with Turkish coffee and homemade Turkish delight) as well as a handy branch of Konditor for cake lovers. But a hidden benefit is the strong sense of community between the residents of Roupell Street, Whittlesey Street, and Theed Street. These streets form the Lambeth Estate conservation area, whose residents' committee I joined soon after moving in (a great way to get to know the neighbours). LERA runs social events, including street parties and an annual New Year gathering, and works hard to protect the area's heritage. It is the friendliest neighbourhood I've ever lived in. There is a saying that we do not own our houses but simply look after them for those who come after us. I have done my best with 22 Roupell Street, conserving, restoring, and reinstating original features and adding new insulation and a new roof. My working cocker, Jack, and I are off, quite literally, to greener pastures. Were it not for his need for a few acres of green space; I'm sure I'd be living in Roupell Street for life.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 6, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
