The two farms form an attractive and productive holding in South Knapdale, close to the small hamlet of Kilberry. Excellent local services and amenities are on hand in Tarbert. These include shops, bars, restaurants, hotels, primary and secondary schools, and local health facilities. Lochgilphead provides further retail outlets, and also a swimming pool and a small hospital. There is a twice-daily bus service to and from Tarbert, with an excellent five times a day service from Tarbert to Glasgow.

Argyll is a county offering a wide range of recreational pursuits. There are a number of walks throughout the area, and the B8024 public road which passes through Kilberry forms part of the SUSTRAN cycle network. For the golfer there are 9-hole courses at Tarbert and Lochgilphead, in addition to the 18-hole championship course at Machrihanish, and the new Machrihanish Dunes, both of which are close to Campbeltown on the Kintyre peninsula. The area enjoys a mild climate being on the Gulf Stream, with several beautiful beaches close by.

The properties offer a large productive holding which in recent times has been farmed as a single agricultural unit. Kilberry Home Farm is located just to the north of Kilberry and adjacent to Kilberry Castle. Coulaghailtro Farm adjoins Kilberry Home Farm to the north and extends to the Crear Burn and runs alongside Port Ban Holiday Park.

For the purposes of marketing the property has been divided into two lots, following the traditional boundaries of each farm. Kilberry Home Farmhouse adjoins the traditional farm buildings and provides spacious family accommodation over two floors. The house, of stone construction under a slate roof, retains many original features and is in a good condition throughout. On the ground floor is a kitchen, living room, shower room, bedroom, and a lean-to store/boot room. On the first floor are a further two bedrooms and a bathroom. To the front of the house is adequate car parking space with an area of garden ground to the front.

The Gables
The Gables forms part of the traditional steading which also adjoins Kilberry Farmhouse, and is a small residential property laid out over two floors. On the ground floor is a bedroom and shower room, with a living room/kitchen on the upper level. Farm Steading
The traditional steading at Kilberry Home Farm adjoins the Farmhouse and The Gables residential properties referred to above. The buildings offer excellent development potential, subject to obtaining the necessary consents, and currently comprise a former byre, grain store, and various general purpose buildings. The steading has been partly re-roofed in tin in recent years but retains many traditional characteristics. There are two modern general purpose buildings located to the north of the farmhouse, both measuring 20m x 10m.

Lot 1 Farmland Extending to about 91.18 Ha (225.31 Acres)
The land extends to about 91.18 Ha (225.31 Acres) and is utilised for the purposes of livestock grazing and fodder production. It ranges in height from sea level to 60 metres and comprises a ring-fenced area which is bounded by the public road to the east, the coast to the west, Coulaghailtro Farm (Lot 2) to the north and Kilberry Castle, policies and access road to the south.

The land comprises around 52.22 Ha (129.04 Acres) of permanent pasture, 37.51 Ha (92.69 Acres) of rough grazing and 1.45 Ha (3.58 Acres) of woodland.

LOT 2: COULAGHAILTRO FARM EXTENDING TO ABOUT 137.20 HA (339.02 ACRES)
Coulaghailtro Farmhouse is located to the north of Kilberry, and occupies an elevated position on the farm with coastal views to the west. The property is understood to have been constructed in the 1950s, with block walls under render, and a composite tile roof. The spacious accommodation is laid out over a single floor and briefly comprises 3 bedrooms, bathroom, separate WC, dining room, living room, and dining kitchen. Surrounding the house is a large area of garden ground, mainly laid to lawn, and the house is approached via a private drive from the public road past Coulaghailtro steading.

Farm Steading
The steading at Coulaghailtro is located close to the public road and comprises a mix of traditional and modern buildings. The land extends to about 137.20 Ha (339.02 Acres) and comprises approximately 122.27 Ha (302.13 Acres) of permanent pasture, 10.00 Ha (24.71 Acres) of rough grazing and 4.93 Ha (12.18 Acres) of woodland. The land sits both sides of the public road, and rises from sea level at the south western end of the farm to a height of around 70 metres above the farmhouse.
