We are inviting offers from proven developers on this exciting site which has an outline application under consideration for 20 new dwellings and retention and refurbishment of two existing dwellings fronting onto Worksop Road.
It is our opinion that the development could offer a Gross Development Value in the region of £4.7 million before taking account of the Section 106 affordable element.
The present owners are anticipating a positive decision on the site, and a committee report has been written by Chesterfield Borough Council recommending approval subject to certain conditions. The land owners will consider conditional agreements based on satisfactory planning consent and further investigations and allow for deduction of any agreed abnormal costs once a gross price is met.
Planning - An outline planning application has been submitted to Chesterfield Borough Council ref CHE/16/00114/OUT which is pending decision. A comprehensive committee report has been written by the council which concludes that permission should be granted subject to various conditions. A copy of the committee report is available from our Chesterfield office.
Section 106 - A section 106 has been agreed with Chesterfield Borough Council. This states that 30% of the approved units should be designated as affordable, and that a contribution of 1% be made towards arts. These figures have been taken into account in our gross listing price.
Site Investigations And Reports - The following reports are available from our Chesterfield office or can be e mailed to interested parties:
Planning Statement dated June 2020 from DLP Planning Ltd
Preliminary Ecological Appraisal dated 1st June 2020 from Whitcher Wildlife Ltd
Design & Access Statement dated May 2020 from DLP Planning Ltd
Bat Transect Survey dated 2nd Sept 2015 from Whitcher Wildlife Ltd Ecological Consultants
Extended Phase 1 Habitat Survey and Protected Fauna Survey dated 13th October 2015 from Whitcher Wildlife Ltd
Phase 1 Geo Tech and Geo Environmental Site Investigation report dated 21st July 2015 from Eastwood & Partners
Tree Survey Report dated July 2015 from Anderson Tree Care
Offers - We anticipate that gross offers will be provided, and then a conditional agreement reached where the buyer can undertake their own investigations. Agreed abnormal costs will then be deducted from the gross price.
Community Infrastructure Levy - The site will be subject to CIL payments, although we believe this location to sit within the 'low charge' location.
Services - We believe all mains services to be available within proximity to the site, although it is for the buyer to determine the exact location of all services and the cost of making the necessary connections.
Viewing - Strictly by appointment only.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
