LIVING HISTORY, THIS 400 YEAR OLD GRADE II* LISTED HOME HAS A FASCINATING INTERIOR FULL OF CHARACTER AND A PROMINENT SETTING IN THIS POPULAR VILLAGE WEST OF STROUD.

Entrance Hall, Drawing Room, Dining Room, Sitting Room, Kitchen/Breakfast Room, Utility Room, Cloakroom, 5 Bedrooms, 2 Bathrooms and a Shower Room, Double Garage, Private Driveway and 'sunken' Garden.

Description - Listed Grade II* for its architectural importance, The Old Court House is living history. Detached and occupying this prominent site for over 400 years, behind its handsome facade there is an interior rich in period detail, which has also been sympathetically updated for 21st century tastes. The kitchen (mainly Meile appliances), bathrooms and decor have all been carefully planned to complement the old property while in no way detracting from the many different architectural features which fully justify its Grade II* listing. Detached and west facing with a former farm to its rear and fields opposite, the house overlooks its sunken garden, towards the village. Built over three floors reached by spiral stone staircases, the accommodation comprises a formal entrance hall, 3 well-proportioned reception rooms, a comprehensively fitted kitchen/breakfast room (painted shaker style), utility room and a cloakroom. There are 5 double bedrooms, 2 bathrooms and a further shower room. Wrought iron gates head the private drive which ends in a sweep opposite the front door and is flanked by a double garage. There is an enclosed rear courtyard, while the garden in front is well stocked to provide both colour and privacy.

Location - Kings Stanley is situated immediately west of Stroud, the main town in this part of the Cotswolds. A very ancient village referenced in the Domesday Book, Kings Stanley has grown over the years but very much retains its own identity and is surrounded by farmland. The village has good local faclities including a convenience store, a Co-op, pub and its popular primary school. Almost anything else can be obtained in Stroud which has a large Waitrose and three other supermarkets, an award winning Farmers' Market and a wide range of independent retailers. Within about two hours of London by car or 90 minutes from Stroud's mainline station, the village is also ideally located for accessing the M5 at junction13 (Bristol or the West Midlands). The local countryside is criss-crossed by public footpaths, the lanes are popular with cyclists and for golfers there are a number of challenging courses in the vicinity. Kings Stanley has its own sports club with active junior sections while there is a good choice of secondary schools locally including The High and Marling in Stroud (both grammar schools) and Wycliffe College, just down the road at Stonehouse.

Important Information - NB: The sale of The Old Court House is subject to grant of Probate (which has been applied for) so Contracts cannot be exchanged before this is granted. For the latest information, please contact the sellng Agents.

Directions - The property is most easily found by leaving Stroud on the A419 towards the M5 motorway. Continue past Sainsburys onto the Ebley bypass in the direction of the M5. After a short distance upon reaching the traffic lights at Ryeford, turn left signposted Leonard Stanley and Kings Stanley. Continue on this road and turn left at the mini-roundabout by The Kings Head pub into Broad Street. The Old Court House will then be seen on the right, about a quarter mile thereafter, with black painted gates at the entrance to its driveway.

Places of interest

Stroud is the regional and administrative centre for the south-west of the Cotswolds and the Severn Vale with excellent road and rail links to the rest of the country. Surrounded by exceptionally varied countryside, Stroud lies at the confluence of five valleys, each with its own distinct character. The town owed its prosperity to the wool trade initially (including supplying cloth for uniforms to both sides in the Napoleonic Wars), more recently it has developed a reputation as a popular centre for the arts and local culture within the Cotswolds. The town has a mainline railway station with ample parking in the vicinity (London Paddington from 95 minutes) and connections to Swindon, Cheltenham and Gloucester. Junction 13 of the M5 motorway for accessing Bristol, the south-west or the Midlands is only miles to the east and there are three international airports little over an hour's drive away (Bristol, Birmingham or Cardiff). Stroud is particularly fortunate in having quite excellent schools for all ages within its vicinity, including Stroud High and Marling in the state sector and Beaudesert Park and Wycliffe College amongst others. It is also a major centre for employment and has a modern college. Murrays Stroud Office serves the town, adjacent villages and down onto the Severn Vale to the west. It works closely with its sister offices at Painswick and at Minchinhampton and The Mayfair Office in central London.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 9, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
