Situation - The land is situated in a fine location directly adjoining the Northam Burrows which lie on the edge of the estuary of the Rivers Taw and Torridge. The coastal village of Appledore, renowned for its literary festival, is one mile east of the land and the village centre of Northam is within 0.5 miles.

Bideford lies 3 miles to the south, nearby to which is the A39 which provides good road links to Barnstaple and the M5 to the east and Cornwall to the west.

Description - The Old Riding Stables occupy an exceptional location overlooking the Northam Burrows and with views towards the Braunton Burrows and the Saunton Sands Hotel on the opposite side of the Taw & Torridge Estuary.

These fields are suitable for grazing and making hay and there is direct access from the land out on to the Northam Burrows which is an area of open access.

Access - There is direct access to the land from Long Lane (a council highway).
