Property description & features

"There are so many things we have loved about living here. Above all, the local community. We have such brilliant neighbours and street mates - the community garden project down the road has been such a great way to meet people and build connections and it gives the area a real sense of continuity and community. Being around the corner from St Marks Road is brilliant for lots of reasons: we can get everything we need - including really good fresh bread and vegetables - on foot (another lifeline during the pandemic) and the cafes and restaurants are great. Were also so close to the Bristol-Bath cycle path, to Greenbank cemetery and Eastville or St George Park for walks. Its possible to walk out of the city along the Avon and Frome rivers from here, but the flat is also so handy for getting in and out of town - it feels like the best of both worlds."

Nicholas Road is a quiet street in Easton, a popular pocket of Bristol, being close to the city centre and easily accessible by foot, bike, by road and by train. The Bristol to Bath Cycle Path is a particularly pleasant route for those travelling into the centre. At the same time, its proximity to both the M32 and the A431 to Bath makes it an ideal spot for many. Easton is by no means, however, a dormitory neighbourhood and offers an abundance of community areas, events and activities and Nicholas Road is central in this hugely popular area. Nearby, St Marks Road boasts a number of Bristol's finest independent shops and restaurants, such as No. 12, Bristol Sweet Mart and the Thali Cafe. The nearest primary school, Bannerman Road Community Academy is rated 'Good' by Ofsted, with other nearby schools such as Whitehall and May Park also very well-regarded locally, further enhancing the appeal of the area to families to create a real community neighbourhood.

Please note that this property requires a new roof so there is an associated cost.

This well-sized one-bedroom apartment is located on the first floor, up a set of stairs which is serviced by its own front door. The entire property benefits from plenty of natural light and as it is located on a corner plot with windows on three sides of the building. The open plan kitchen reception room at the front of the property is a fantastic spot to relax or entertain guests. Towards the back of the house, you find the spacious double bedroom, and a well ventilated bathroom. One bedroom properties in this popular area are extremely rare and would make a fantastic purchase for those looking to get onto the ladder or for someone looking to add to their investment portfolio.

Broadband availability and predicted speed: obtained from Ofcom on February 9, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 9, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 21, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
