Rooms

History and Heritage
The house has design features from both the Georgian and Victorian periods, with the front two reception rooms originating in the 1800s and the kitchen added in circa 1870. A further extension was added 12 years ago, to create a vaulted oak framed breakfast room at the rear of the house. The current owners have undertaken extensive sympathetic renovations maintaining period features throughout and installing a new bespoke kitchen, new bathrooms, new windows and doors and a new boiler. All upgrades have been to a high specification, with premium fixtures and fittings, including Clearview log burning stoves throughout. There is oil-fired heating throughout and underfloor heating in the breakfast room and the shower room in the master suite.

Ground Floor
On the ground floor, the entrance hall has wood flooring and stairs to the first floor with an understairs storage cupboard. There is another front entrance door for everyday use that leads to a boot room with wood floors and built-in storage for coats and boots and access to a cloakroom with a two piece suite. There is also a wine store and a further boot room with fitted units and a stable door to the garden.

Reception Rooms
The sitting room has windows overlooking the front. There is a stone surround fireplace with an inset log burner and bespoke built-in cupboards and TV unit by Fraser James. The dining room has wood flooring, fireplace with a tiled surround, and a borrowed light window to the breakfast room. The sitting room and dining room both have the original window shutters which have been restored and refitted. The playroom has a window overlooking the rear garden, built-in storage cupboards and display shelving, and a fireplace with a Clearview log burning stove.

Kitchen and Breakfast Room
The kitchen has a Mandarin Stone tumbled limestone floor which continues into the breakfast area. The bespoke fitted kitchen is by Fraser James and includes an island with a breakfast bar and a tech drawer. There is a double butler sink and integrated appliances include a dishwasher and fridge. There is an oil-fired, four oven Aga, in a recess with an exposed beam over, and a walk-in larder. Open plan to the kitchen there is a Heritage oak framed breakfast room which has a vaulted ceiling with Velux windows, and triple aspect windows with views over the garden. There is underfloor heating and a Clearview log burning stove. The bi-fold doors open to the terrace and gardens creating a good flow for modern family life.

Utility Room
The utility room has a range of fitted units with wooden work surfaces. The room can be used as a second kitchen and has an electric oven with an induction hob for times when the Aga is turned off. There is space and plumbing for a washing machine, a tumble dryer and an American style fridge/freezer.

First Floor
The landing has an airing cupboard with hot water tank. The master bedroom has a window to the front and inset display shelving. Steps down lead to a dressing room which has a window seat and a non-working feature fireplace. This room could be used as a further bedroom if required. The shower room has a double walk-in shower, a double sized Burlington sink, a WC and electric underfloor heating. There are two further double bedrooms which share a three piece suite Jack and Jill bathroom with a shower over the bath.

Second Floor
There is a three piece shower room on the half landing with a wood floor and a double walk-in shower. There are two further double bedrooms on the second floor which both have eaves storage.

Gardens and Grounds
The wraparound garden has tree and shrub lined post and rail fencing to the front and the rear boundary has two pedestrian and one field gate. The garden is laid to lawn with established trees and flowerbeds. Features include an orchard with a variety of fruit trees and a vegetable garden. There is also a chicken/guinea fowl pen with automatic water troughs. There is a large pond area which, though currently unfilled for safety, still creates a biodiverse area for insects and plants and could be refilled. The flower and vegetable beds are watered by an irrigation system, and there is a comprehensive outside lighting system including lanterns, uplighters flushing the front elevation, and subtle lighting in the flowerbeds, all controlled via a Lutron App. The property is accessed by an automatic gate to the gravel drive which leads to a parking area at the front of the house and continues round the side to a detached triple garage and a barn, and onto a turning circle.

Outbuildings
The swimming pool is heated by an air source heat pump and has an integrated Coverstar pool cover. There are two timber buildings by the pool: the smaller building is used as a pump room and the larger summer house for changing. The triple garage has electric doors and has the fixtures to install a 3 phase electric, superfast car charger. The home office above the garage is accessed via an external hand made oak staircase. The main room has a high vaulted ceiling with inset downlighters, eaves storage, a Fujitsu air conditioning unit, Victorian style electric radiators and a Clearview log burning stove. In addition to the office there is also a store which has both plumbing and electrics giving the potential, subject to planning permission, for conversion to an annexe if desired. The barn is timber framed and has two electric roller doors to an area used to house garden machinery and other small agricultural vehicles. There is also an adjoining storage room.
