A charming and deceptively spacious, stone village home presented to an immaculate standard complete with a 600 ft annexe sitting in the popular village of South Luffenham.

The Main Cottage - Enter the property into an entrance hall with stairs rising to the first floor and doors to the ground floor accommodation. To the middle of the property is an open plan kitchen dining space. The kitchen itself has a comprehensive range of floor standing and wall mounted units with a combination of timber and granite worktops. There is a Belfast sink with mixer tap over, an integrated dishwasher and space for both under counter white goods and a Range style cooker. The kitchen steps up to the dining area that features two large sash windows that look out to the garden.

Beyond the kitchen dining space sits a reception room located at the rear of the property with a large amount of glazing looking out over the garden and glazed double doors providing access to a patio and seating area.

Sitting to the front of the property is a further reception room with a feature fireplace housing a multifuel burning stove. This room has a large sash window to the front, cast-iron radiator, storage built-in to the chimney recess and a large storage cupboard under the stairs.

The ground floor accommodation is completed by a downstairs WC with low flush lavatory, wash hand basin, storage cupboard and utility cupboard housing space and plumbing for a washing machine and tumble dryer. The downstairs WC has historically had space for a shower and the plumbing still exists should the next owner wish to reinstate a downstairs shower room.

To the first floor the cottage provides two double bedrooms and a further single bedroom. The principal bedroom being the largest and featuring built-in wardrobes. A beautifully refurbished main bathroom serves all three bedrooms and provides a low flush lavatory, large walk-in shower and wash hand basin.

The Smithy - Annexe - Sitting opposite the front of the property on the opposite side of the gravel driveway is a fantastic 600 ft single-storey annexe that currently comprises a kitchen, two reception rooms, two bedrooms, a shower room and separate WC. The annexe could provide the next owner with a multitude of uses from ancillary accommodation to the main dwelling to a home office space, a gym or a combination of the above.

Outside - There is ample parking on the gravelled driveway access through wrought-iron double gates. The garden sits to the rear of the main cottage and is arranged over several different levels. There is a wonderful array of mature floral and shrub borders, exposed stone walls and winding paths that culminates with a fantastic patio and seating area sitting under a thatched and timber Serengeti hut.

Location - South Luffenham is one of the most sought-after villages on the south side of Rutland Water comprising older style character properties. There are two popular public houses, with the local primary school being in the next-door village of North Luffenham. Rutland Water provides an abundance of water sport activities including sailing, windsurfing and fishing. The picturesque, historic market towns of Uppingham, Stamford and Oakham are four, seven and nine miles away respectively, provide for local shopping, and an excellent choice of schools. An easy drive along the A47 into Peterborough provides access to the East Coast mainline - 50 minutes into London.

Directional Note - From Oakham take the A6003 signposted to Uppingham. At the main Uppingham roundabout take the first exit onto the A47. Continue on this road through the village of Glaston and further on taking a left turn onto the A6121 at Morcott. Continue on this road until you come into South Luffenham. Take a left-hand turn at The Coach House onto Back Lane, follow the lane around the corner and you will find Beehive Cottage on your left-hand side.

Services - The property is offered to the market with all mains services, gas-fired central heating to the main house and electric heating to the annexe.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 23, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
