Woodfield Farmhouse is a very attractive timber framed Grade II listed house with origins dating back to the 17th century and later additions in the mid-19th and 20th centuries. It offers good ceiling heights, accommodation that flows from one room to the next and a wealth of character throughout including exposed beams and panelled doors. The property has been very well maintained by the current owners, including rewiring about 8 years ago and a new oil fired heating boiler was installed about 4 years ago.

At the front is a wisteria and the front door is set under a quaint open fronted pitched roof porch that opens to a large entrance hall with flagstone flooring.

There are three fine reception rooms that include an elegant drawing room with an Adam's style fireplace, a charming sitting room with an attractive open fireplace and a spacious dining room that also has an open fireplace.

From the dining room, it flows through to an inner hall, off which is a cloakroom, and onwards to the L shaped fitted kitchen/breakfast room. The kitchen includes granite worktops and appliances include an integrated dishwasher, double electric oven and ceramic hob, Watson range cooker and there is also space for an American fridge freezer. The kitchen flows through to the light and airy breakfast area which has fitted bookshelves and cupboards.

Off the sitting room is a useful utility room with space and plumbing for a separate washing machine and tumble dryer.

A wide staircase leads to the first floor landing. The principal bedroom has a range of fitted wardrobes and an en suite bathroom. Served by a family bathroom are bedrooms two and three, which enjoy wonderful far-reaching countryside views, and bedroom four that is currently in use as a study and has a shower enclosure as well as a range of fitted wardrobes.

The front and rear gardens and grounds extend to around a third of an acre and tall mature hedges create privacy.

A five-bar gate opens to gravel parking for several cars at the front of the house where there is also a raised paved south facing terrace accessed from the kitchen offering the perfect spot for al fresco dining whilst taking in the all-day sunshine. There is also a large expanse of lawn.

To the rear are multilevel landscaped gardens and a five-bar gate, accessed off a private lane, opens to a sweeping gravel drive that leads to additional rear parking and the attached garage.

Throughout the garden are mature borders of evergreen and perennial plants providing all-year round interest and colour.

Woodfield Farmhouse is situated off a quiet country lane in a rural position yet conveniently located near to the thriving village of Ombersley with a delicatessen that includes a butchers and coffee shop, several public houses, fine dining at the Venture In restaurant, tennis and cricket clubs, a church, doctor's surgery and dentist. There are also several farm shops in the locality.

There are excellent private schools in the area including Worcester (Kings and RGS) and Malvern Colleges. Abberley Hall, Bromsgrove School and Winterfold House are also in the county.

Nearby Droitwich Spa has a Waitrose and a mainline station with trains running regularly to Birmingham, with onward connections to London.

Worcester city to the south offers a wide range of everyday amenities as well as Professional rugby at Sixways Stadium, County cricket in the setting of Worcester Cathedral and horseracing on the banks of the River Severn.

Woodfield Farmhouse offers ease of access to the motorway network and Birmingham City to the north that has an international airport (34 miles), several national train terminals and vast retail, restaurant and entertainment facilities.

Broadband availability and predicted speed: obtained from Ofcom on January 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 17, 2011 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
