Situation - The woodland is situated in a rural yet accessible location approximately 1.5 miles south-west of Oakford and 2.3 miles west of Stoodleigh in mid Devon. The A361 (North Devon Link Road) can be accessed within 2.3 miles and provides a good road link to Tiverton which is 8 miles to the south-east, from where there is a dual carriageway to Junction 27 of the M5.
Description - Bilberry Wood lies on one side of a sheltered valley and extends in total to 6.71 acres (2.71 hectares).
There is a stand of predominantly mature oak and beech trees towards the top of the site from where there are views out over the surrounding valley. The wood is north-facing and the lower section is mainly open, having previously been used to grow larch trees.
A hard track leads through the wood to a steel container (approximately 6m x 3m) and an attached wood store (6m x 3m) which have consent to be used as a workshop or tool store (planning reference: 16/00002/PNFG. In addition there is a small enclosed timber building. The current owners have also occasionally let the wood for wild camping to generate additional income.

Access - There is access to the wood from the council highway via a right of way over a 5 metre wide track which is immediately north of the woodland being sold. This right of way is at all times and for all purposes subject to contributing a fair proportion of the cost of repair.

Follow the track around to the left and the entrance gate into Bilberry Wood will be found on the left towards the top of the hill.
