Planning

Approval has been granted for the conversion of a range of traditional stone barns and cottages into 8 individual dwellings all benefitting from associated gardens and parking. Since the original planning application 17/2014/0980 was approved certain revisions have been made which relate to a number of alterations and variations – the associated planning applications are 17/2019/1057 & 17/2021/0004.

Project Overview & Location

We understand that the stone buildings which are Grade II and Grade II* listed date back to the mid- 16th century. Historically the buildings were known as the Grooms Cottage, The Old Stable Block, Gardeners Cottage and Laundry Cottage all of which had a close association with nearby stunning Bodidris Hall. There are also a number of other buildings which were formerly used for livestock and as open stores.

Development mix - 3 four bedroom houses | 3 three bedroom houses | 2 two bedroom houses.

The small Denbighshire village of Llandegla has a community shop & café, school and church. The area is a popular destination for walkers, mountain bikers and numerous other outside pursuits, Offa’s Dyke Path passes through the village itself and is a great way to explore the wonderful surrounding countryside.

Communication links are good with towns such as Ruthin, Wrexham and Mold being only a short drive away, a wider range of shops, restaurants and amenities can be found at the historic city of Chester which is around 20 miles away. Both Snowdonia National Park and the welsh coast are also easily accessible. Liverpool John Lennon Airport is about 42 miles away whilst Manchester airport is around 54 miles from Llandegla.

Chester 20 miles | Shrewsbury 39 miles | Wrexham 10 miles |Ruthin 11 miles | Mold 7 miles | Bala 23 miles | Barmouth 50 miles | Liverpool Airport 42 miles

Local Authority: Denbighshire County Council

Boundaries: Any purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor's agent are responsible for defining the boundaries or ownership thereof.

Agents Notes: We have been informed that the stone buildings are Grade II & Grade II* listed and the main access road is owned by a third party, which Bodidris Hall and the converted buildings will have access over.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
