Affaland Cottage offers the opportunity to live in a country location in a home which has a wealth of character and charm and enjoys the finest of views and good sized gardens.

The property is currently undergoing works to include an oil fired central heating system and new grey carpets throughout.

The accommodation includes a large kitchen/diner which has many character features including a beamed ceiling and exposed stonework. There are a range of wooden wall and base units and space for an oven and washing machine. There is plenty of room for a good sized dining table and the room benefits from a multi-fuel stove. Leading through, there is a spacious hallway and the lounge has an open fireplace with brick surround.

On the first floor, the three bedrooms share use of the family bathroom which has a white three piece suite with a shower over the bath. Bedrooms One and Two are good sized doubles and bedroom Three is a single and enjoys a fine view over the surrounding countryside from the rear of the property.

Externally the gardens are a real feature of the home and consist of two large areas to both sides of the property which are laid to lawn and bordered by established hedging. There is also an area to the rear of the building which then backs onto countryside.

There is a useful outbuilding which has plumbing and electric and there is off road parking for several vehicles.

LOCATION
The property is close to the village of Clawton which has a Parish Church and County Primary School and is conveniently situated between the market towns of Launceston and Holsworthy, and the well-known coastal resort of Bude which all have a range of shopping, commercial, recreational and educational facilities. The larger cities of Exeter at around 47 miles distant, Plymouth 37 miles distant and the North Devon regional centre of Barnstaple within approximately 31 miles all offer a wider range of educational, cultural and leisure facilities.
From Launceston proceed down the A388 (St Thomas Road). Upon reaching the roundabout at Newport turn right signposted Holsworthy, continuing along the A388 heading north towards Holsworthy. Continue through the hamlet of Dutson and on through the villages of St Giles-On-The-Heath and Chapmans Well. Continue for a few more miles and upon entering the village of Clawton, continue past the Country Primary School on the right hand side and take the left hand turning at the crossroads signposted towards Clawton Church. Continue along this road passing the Church on the left hand side for approximately 1 mile and take the right hand turning signposted Chasty. Follow this road for approximately 1/4 mile where you will see a sharp left hand turn and a right 2 meters further on, turn left at this point following an unclassified road with a T junction sign. Follow this unclassified road for approximately 1 mile, then turn left and continue for another ½ mile where Affaland will be located marked with a Webbers to let board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 22, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
