Tenancy
We are advised that the site was previously occupied by a tenant on a commercial lease. The tenant is no longer trading and the site will be sold with full vacant possession.
Planning and Consents
There is no current planning permission but the vendor did submit a pre application for the construction of 16 townhouses in April 2021. In it's detailed and very positive response, dated 16 July 2021, the Council Officer stated : 'In summary, it is my informal officer opinion that the redevelopment of this site for residential use would be acceptable in principle and I would therefore welcome the submission of a planning application for this, subject to consideration of the points set out below and provision of the relevant supporting information.'

The last commercial use was as a building materials supplier. Any purchaser wanting to occupy the site for their own use or investment must satisfy themselves as to all relevant planning consents and the existing restrictive covenant.

Prospective buyers must make all further enquiries and necessary applications themselves. A copy of the pre application response and also the OCE are available upon request.
Services
The site was until recently occupied and we understnd benefits from some service connections but no enquiries have been made regarding services suitable for the proposed development, or future occupation. Potential buyers must make their own enquiries and satisfy themselves regarding services.
Site Area
This is a largely level site of around 0.84 acres, which has been used for many years as a storage and distribution yard for building materials. No site surveys or investigations have been undertaken by the vendors and prospective buyers must make their own enquiries and commission any required surveys for themselves.
Buildings
The current buildings will remain upon the site either for occupation by the purchaser or demolition if development is to take place.
Proposed Development
We can provide scanned copies of drawings submitted with the pre application to the Council. The drawings show three blocks of town houses in an L shaped layout. Units 1 - 7 are in one terrace and comprise of 3 storey townhouses with lounge, kitchen/dining, gf wc, 4 bedrooms and 2 bathrooms. Units 8 and 9 are of the same design as 1-7 but are semi detached on larger corner plots. Units 10-16 are of two storey link houses comprising lounge, kitchen/dining, gf wc, 3 bedrooms and bathroom/wc. Externally, each unit has a car space and gardens. There are visitor spaces also shown on the drawings.

As detailed elsewhere, these were only indicative drawings for the purpose of submitting the pre planning guidance application to the Council. A full design exercise must be undertaken in order to comply with the necessary applications for planning and other required consents and this must be undertaken by the buyer.
Tenure
We are informed that the site is to be conveyed upon a freehold basis and we have copy OCE on file to verify this. There is currently a covenant in place over a small section of the land in favour of Gateshead MBC. Our clients have agreed terms with the council for the release of the covenant but this has not yet been processed. Full details are shown on the OCE and buyers should take specialist advice to satisfy themselves regarding this.
VAT
We have been advised that the vendor has opted to tax on this site and VAT will be payable at 20% on the purchase price. VAT registered buyers should be able to reclaim this but must take specialist advice before proceeding to buy.
