A rare and beautiful character farmhouse and annexe, set in about 7.36 acres in this delightful setting.

Description

This Grade II listed farmhouse is a delight, both inside and out, with pleasing elevations to all sides. The property is stylishly finished with a good use of quality materials, including brick, oak and tiled flooring, along with a nicely presented kitchen and bathroom.

There is an abundance of exposed timbers, an open fireplace to the sitting room which opens out to a garden room, a wood burning stove fitted to the living room and two double bedrooms.

The garden surrounds the property, with an extensive terrace to the rear, accessed from the kitchen and from the sun room extension, and with a vegetable garden to the side.

The property is accessed from a drive off Swansbrook Lane which leads to a generous parking area, with an open, cart-style three bay garage. From here, a path leads to the farmhouse and to the brick and tiled annexe building, which is currently being finished as a partial conversion under the planning permission granted. See Wealden District Council references WD/2020/0960/F and WD/20200572/LB, dated 24/03/21.

The owner had intended to follow through with a full two bedroom annexe accommodation before deciding to move, so an incoming purchaser will therefore have the opportunity to vary the scheme approved if desired, subject to the required consents. The exterior, including windows and doors will be completed and, inside, the insulation will be fitted, ready for an incoming buyer to install the electrics and undertake a full internal fit-out. The water and power are already laid-on, but the drainage will need to be connected.

Beyond the driveway there are two fields, with a single stable accessed off the drive. A public footpath runs through the fields, which is fenced off, running inside the perimeter on two sides.

Location

Reached along a long and narrow country lane, Prices Farm is set in delightful semi-rural surroundings, located just south of Horam (about 2.4 miles) and the market town of Heathfield(about 5.2 miles).

Mainline rail: Trains to London run from Stonegate (South East Trains) or Buxted (Southern Rail), both about 12 miles and Polegate to the south (Southern Rail) which is about 8 miles.

The local pub is The Gun on Gun Hill, the neighbouring lane, about 0.3 miles away, and the Six Bells in Chiddingly which is approximately two miles by foot across the fields.

Local primary schools are available in Horam and Heathfield and, for secondary schooling, there is Heathfield Community College. Alternatively, is private schooling available at Mayfield for girls, Tonbridge for boys, or co-ed options at Eastbourne and Brighton Colleges and Bedes in Upper Dicker.
