Modern farmhouse in about 11.5 acres with excellent range of outbuildings

Description

Drift End Farm is a wonderful opportunity to acquire 11.5 acres of North Norfolk countryside, with a modern farmhouse enjoying an elevated setting looking out over the majority of the land and countryside beyond. The farm has an extensive range of outbuildings which could be utilised in many different ways and the grounds are entirely ring fenced for the safe keeping of animals, and of course children.

The property has two entrances, one to the outbuildings and one to the farmhouse. The house is well positioned within the land, built circa 2000 of traditional brick and pantile, facing south to south-west. The kitchen is at the heart of the accommodation, like all good farmhouses, with range cooker and floor to ceiling glazing looking out to the garden and land. Off the kitchen is the charming dining room, again with views of the land and gardens, and a large and essential utility room. Also on the ground floor is a bedroom/study, with en suite shower room, a cloak room and a spacious triple aspect sitting room, with wood burner. The principal bedroom is on the first floor, with dressing room, a further bedroom and bathroom. All rooms enjoy fine views.

Garden and lands
The house is approached over a gravelled driveway leading to a parking and turning area . Adjoining the house to the east is a patio, for morning and early afternoon sun, bordered by mature hedging, bay and box topiary. The expanse of lawn wraps round the house from south to west, with areas separated by hedging, native trees, a wisteria and roses trained to the main elevation. The area for the house and gardens are set behind stock proof fencing.

The grazing land is predominantly to the south and west of the house and outbuildings. This stretches away into the valley, and comprises large paddocks of stock proof fencing, with rides in-between to give each paddock independent access. The paddocks have a water supply, and has been grazed by horses and sheep in rotation. At the furthest point of the land is a sheltered meadow, with a couple of smaller paddocks nearer the house, with a purpose built lunge ring/small arena with a sand surface.

Outbuildings
To the east of the house are the outbuildings, which are included on the floor plans. There are a wide range of buildings, from storage space, to stabling and a large general purpose steel frame barn. These are collectively being utilised for stabling and equestrian use, with associated storage, but could be utilised in many different ways. The construction of the barns are a mixture of concrete block, timber frame and steel frame, with concrete standing and yards in-between together with grassed areas.

Location

Situation
The house is located to the west of the village of Thursford, an attractive North Norfolk village within unspoilt countryside. The village has a petrol station, renowned Thai restaurant and a seafood restaurant. The nearby Bale stores and petrol station serves the local villages for everyday essentials.

The house is about two miles from Walsingham, which has a thriving farm shop, primary school, shops and public houses. The North Norfolk coast is about seven miles, with a plethora of restaurants, public houses, excellent sailing, bird watching and a network of coastal paths. The Georgian town of Holt is eight miles, with a brilliant range of independent shops, Byfords delicatessen, medical practice, pharmacy and further amenities. Further shopping and supermarkets, alongside National Hunt racecourse and nine-hole golf course can be found at the market town of Fakenham (eight miles).
