Upstairs there are two pretty bedrooms with views over the fabulous garden and open fields to the rear. Bedroom 1 has plenty of built in storage and both bedrooms share a large bathroom.

Location

21 The Village is situated on the edge of the conservation village of Meikleour. The village is famous for being beside the tallest beech hedge in the world and has an active community centred on the village hall and the much loved Meikleour Arms Hotel. Blairgowrie, which is only 6 miles away, has a good choice of shops, supermarkets, cafés and restaurants as well as health and professional services. Dunkeld is 9 miles to the west of Meikleour and with its historic cathedral and riverside position is very picturesque. It has an excellent selection of independent shops and cafés as well as beautiful walking and cycling trails. Dunkeld railway station has regular services north and south and a sleeper service to London. Perth and Dundee are about 13 miles and 20 miles away respectively.

21 The Village is ideally positioned to take advantage of the many outdoor pursuits that Perthshire has to offer. These include salmon fishing on the nearby rivers Isla and Tay, pheasant and partridge shooting on local estates and stalking and grouse shooting on the higher ground a little further north. The house is well placed for the ski slopes of Glenshee, and for getting into the Perthshire hills as well as the Angus Glens. Riverside and woodland walks locally include the spectacular bluebell woods at Ballathie. Golfers will enjoy the proximity of some of Scotland’s finest championship golf courses including Gleneagles, St Andrews, Carnoustie and The Rosemount Course at Blairgowrie Golf Club. There are also popular courses in Perth, Dunkeld and Alyth.

From Perth take the A93 north towards Blairgowrie. After about 10 miles cross the River Isla and pass the Meikleour Beech Hedge on the left before turning left to Meikleour. Enter the village and pass the village hall and then the Meikleour Arms Hotel. Just before leaving the village turn right signposted to Lethendy. 21 The village is the penultimate house on the right.
