What We Think at The Zoe Napier Group If you are looking for 'Wow Factor' home, then you simply must view this property. This is an exciting and unique opportunity to acquire a freehold luxury lodge with uninterrupted panoramic views across the stunning bay of St Lawrence. This can be used either as a long term residence or simply as a wonderful weekend or holiday retreat, either way, this is an aspirational home.

What our Owners Say Living here by the water and enjoying the views of this beautiful, picturesque bay gives us the perfect feeling of serenity and tranquillity. We love witnessing the natural birdlife and rare butterfly species that are part of the natural surroundings here, and we enjoy the beautiful coastal walks and sandy beach, both accessible straight from our doorstep.

History & Background This luxury lodge is unique for several reasons the first being that despite being situated within the grounds of a holiday lodge park it is freehold property with all year round access, but still with access to park facilities including 24 hour security, clubhouse, swimming pool and boat slipway.

Secondly, it sits on arguably the best position within the park enjoying totally unobstructed waterside views across the whole bay of St Lawrence, views of the iconic Radio Caroline boat and instant access to the most brilliant coastal walks.

A third unique point is that in keeping with its natural surroundings, the home is almost totally self- sufficient, mostly running of a combination of self-generated, green energy via wind and solar power.

If you are into water sports, or just waterside and coastal living, then this is your dream location. Just minutes down the road is a sailing club and a waters sports centre.

This is unique and brilliantly designed luxury lodge, with a multi-millionaire view that ticks the dreams and aspirations box big time!

Setting & Location The property is situated on the coast of the River Blackwater estuary overlooking a natural greensward and the beautiful St Lawrence Bay. The home enjoys the most spectacular far reaching bay and waterside views that include in the distance the famous and iconic Radio Caroline ship.

St Lawrence is an Essex parish in the East of England on the Dengie peninsula. The village of St Lawrence Bay, also known by local residents as "Stone" is situated on the south shore of the Blackwater Estuary, enjoys a close proximity to Southminster for commuting links to London, and easy access to the historic maritime towns of Burnham-on-Crouch and Maldon.

The village has a single access road leading down to the estuary shore and has seen recent expansion due to its riverside location and proximity to Southminster railway station, which provides a good commuter service to Liverpool Street Station in the City of London.

There are a small number of businesses in the village including two pubs called "The Stone" and "St Lawrence Inn". The Blackwater Estuary also provides an excellent location for water sports and there are two clubs which provide facilities on the waterfront; Stone Water sports Club and Stone Sailing Club. The area also offers an array of other outdoor pursuits from rambling to triathlons and road cycling.

The village is protected from flooding by a sea wall which was reinforced in the nineties, and this provides a footpath along the south bank of the estuary with wonderful views of the surrounding countryside.

Southminster Station 5 miles (65 minute journey time to London)* Burnham-on-Crouch 8 miles* Maldon 12 miles* Chelmsford 20 miles*
